A 114-room lifestyle hotel in the heart of Port de Sóller

Christie & Co has announced that it advised JP Immobilien on the sale of Bikini Island & Mountain Port de Sóller to Amundi Real Estate Italia SGR.

The property is located in Port de Sóller, on Mallorca’s north-western coast, at the foot of the Serra de Tramuntana, a UNESCO World Heritage Site.

Positioned in the four-star, adults-only segment, the hotel comprises 114 rooms and suites, offering views over the bay or the surrounding mountains.

The asset has a built area of approximately 5,600 sqm.

Its facilities include three food and beverage outlets, one of which operates under the NENI brand, as well as an outdoor swimming pool and a wellness area incorporating a spa, sauna, steam room and yoga space.

The property combines lifestyle hospitality, dining and destination-based experiences.

JP Immobilien repositioned the asset in 2018

The transaction follows an extensive transformation programme undertaken by the seller.

In 2018, JP Immobilien carried out a complete refurbishment of the property to reposition it under the Bikini Island & Mountain Hotels brand.

The hotel concept was created by the founders of 25hours Hotels, whose approach is characterised by a distinctive lifestyle identity, differentiated dining concepts and strong integration with the local environment.

The repositioning transformed the asset into a differentiated hospitality offering within the Mallorcan market.

For JP Immobilien, the disposal therefore follows a period of value creation based on property refurbishment and the transformation of the hotel product.

The announcement does not specify the property’s original acquisition price, the amount invested in its refurbishment or the return achieved by the seller.

Amundi Real Estate Italia SGR becomes the new institutional investor

The buyer is Amundi Real Estate Italia SGR, an Italian real estate asset management company within the Amundi group.

The transaction therefore brings together three international components:

  • A hotel asset located in Spain.
  • An Austrian property investor and seller, JP Immobilien.
  • A European institutional buyer, Amundi Real Estate Italia SGR.

This cross-border structure reflects the increasingly international nature of hotel investment in European leisure destinations.

However, the announcement does not provide details of the investment vehicle used by the buyer, the legal structure of the transaction or the property’s future operating arrangements.

Nor does it indicate whether the Bikini Island & Mountain Hotels brand will be retained over the long term under the new ownership.

Mallorca: Limited supply supports property investment appeal

For Christie & Co, the significance of the transaction extends beyond the individual property.

The deal demonstrates institutional investors’ appetite for high-quality hotel assets in Mediterranean destinations where development opportunities are constrained.

Mallorca offers several characteristics sought by investors: an established international tourism destination, diversified demand and a hotel property market in which expanding accommodation supply is difficult in certain areas.

Christie & Co specifically highlights the restrictions introduced in 2022 on new tourist accommodation capacity in the Balearic Islands.

This regulatory framework contributes to higher barriers to entry, although opportunities to create or modify accommodation capacity remain subject to applicable regulations and any subsequent changes.

Port de Sóller also benefits from a particularly sought-after positioning, combining a natural setting, an upscale tourism offering and limited availability of comparable assets.

In this context, acquiring an existing hotel that has already been repositioned may offer an alternative to a more complex new-build development.

Christie & Co highlights the growing role of institutional capital

According to Christie & Co, the asset was marketed through a selective sales process that attracted interest from several international investors.

Alberto Martín, Investment Director at Christie & Co Spain and Portugal, regards the transaction as an illustration of the increasing maturity of the European leisure hotel investment market.

In his view, institutional investors are placing growing importance on destinations with strong tourism fundamentals and significant barriers to entry.

The sale of Bikini Island & Mountain Port de Sóller therefore illustrates the convergence between institutional investment strategies and premium hotel assets traditionally sought by private investors or owner-operators.

LTH Analysis | Hotel repositioning as a driver of value creation

This transaction illustrates a particularly interesting investment model: a property owner repositions a hotel asset before selling it to an institutional investor.

JP Immobilien completed a comprehensive refurbishment in 2018 and developed a differentiated lifestyle concept. Amundi is now acquiring a property with an established commercial positioning in a destination where real estate opportunities are constrained.

Scarcity of supply is an attractive investment characteristic, but it does not, in itself, guarantee future profitability.

Returns will depend in particular on operational performance, capital expenditure requirements, seasonality and operating arrangements.

As the purchase price has not been disclosed, it is not possible to calculate the transaction’s property yield or valuation per room.

The strategic significance of the transaction therefore lies less in its undisclosed valuation than in the buyer’s profile: a European institutional investor choosing an already repositioned leisure lifestyle hotel rather than a traditional urban property.
