An exclusive mandate for Christie & Co Bordeaux

The Bordeaux office of Christie & Co was given an exclusive mandate by Ramsay Santé to sell the business (fonds de commerce) of the Baya Hôtel. The buyer is Parallel Hospitality, the hotel group founded by Bruno Robert. The transaction was led by Yoann Vittoz, Associate Director of the Bordeaux office, who has already handled several deals in south-west France, including the sale of the Radisson Blu Toulouse Airport.

On the sell side, Ramsay Santé is not a hospitality player. Listed on the Paris stock exchange and registered as a Company à Mission (purpose-driven company), the group describes itself as a leading European provider of private hospital and primary care. The sale covers the business only. Neither the price nor the completion timetable has been disclosed.

A 3-star beachfront hotel on the Landes coast

Built in 2004, the Baya Hôtel faces the Atlantic Ocean at 85 avenue Maréchal de Lattre de Tassigny, in the heart of the southern Landes coast. The property has 74 rooms, a 220-cover traditional restaurant with a panoramic terrace, a lounge bar, flexible meeting spaces, and a spa and fitness area.

The hotel holds an eco-label and is committed to an environmental programme. A full renovation is planned in the near future.

Close to the marina and the beaches, the hotel draws a predominantly leisure clientele, complemented by business travellers. It is a 30-minute drive from the TGV station serving the Bayonne–Paris Montparnasse line, 20 minutes from the Saint-Vincent-de-Tyrosse regional (TER) station and 35 minutes from Biarritz-Anglet-Bayonne Airport.

Parallel Hospitality expands its portfolio

With this acquisition, Parallel Hospitality now has twelve hotel assets in France, four of which it owns outright. The group says it intends to continue expanding across France.

For Bruno Robert, President of Parallel Hospitality, the challenge is to enhance the property without altering its identity. He said the Baya enjoys an exceptional location, as well as a history and local roots that make it a truly distinctive hotel. He added that the group is convinced of its potential and intends to continue developing it while preserving its character and identity, with the particular ambition of strengthening its positioning, guest experience and appeal, for the benefit of both guests and staff.

Secondary towns attract investors

According to Christie & Co, the asset drew strong interest that extended well beyond hotel operators alone. Yoann Vittoz thanked all the parties involved, Ramsay Santé and Parallel Hospitality, for their trust. He noted that the transaction had generated keen and ever-growing interest from investors, whether hoteliers or not, in strategically located assets with strong value-creation potential in secondary towns firmly engaged in moving upmarket, such as Capbreton.

Our analysis – The deal is part of a wider regional trend. On the neighbouring Basque coast, the HETZI group has just acquired the Villa KOEGUI in Bayonne. Christie & Co also recently supported the upgrade project of the Grand Hôtel de Valloire et Galibier in Savoie. In both cases, mid-sized assets in secondary destinations are being repositioned by their new owners.
