A change of operator in two stages

The eight Seminaris hotels are changing operator. Seminaris confirmed the move to the specialist news site Tageskarte. The properties in Bad Honnef, Bad Boll, Leipzig and Nuremberg came under the control of Belvilla Deutschland GmbH on 15 September 2026. The four other addresses in the portfolio, the SeeHotel Potsdam, the Avendi Potsdam, Berlin and Lüneburg, follow on 1 October.

The first four properties are already being marketed under the Sunday Hotels brand. They are called Sunday Hotel Bad Honnef, Sunday Hotel Bad Boll, Sunday Hotel Leipzig West and Sunday Hotel Nürnberg. Seminaris has not yet announced the future names of the four hotels transferring on 1 October.

Several of these addresses, including Bad Honnef and Bad Boll, now appear on the Belvilla website, alongside the platform’s established holiday rental offering.

The end of a brand founded in 1978

For Seminaris, the transfer marks the end of trading under its own name. A spokeswoman at the Berlin head office confirmed to Hotel vor9 that, from 1 October, there will no longer be any hotels operating under the Seminaris brand. Founded in 1978, the company had built its reputation in the seminar and conference segment.

Several questions remain unanswered. According to Seminaris, staff at the Berlin head office joined GCH Hospitality Group on 1 September. However, the future of Seminaris Hotel- und Kongressstätten Betriebsgesellschaft mbH has yet to be decided. Nor has Seminaris specified what the change of operator will mean for hotel teams.

Asked by Hotel vor9, a PRISM spokesperson confirmed the takeover and said operations are continuing as normal. The group plans renovation and modernisation investment in the properties, without specifying the amount or timetable at this stage.

PRISM steps up the pace in Germany

Belvilla belongs to OYO Vacation Homes. Its parent company, PRISM, the new name of Oravel Stays, OYO’s parent company, brings together the Belvilla, OYO and Sunday brands in its portfolio. Belvilla entered the German hotel market in February 2026 with three hotels operated under the Sunday, Palette and Belvilla brands.

The group then carried out a series of deals. In June, Aroundtown announced that it had leased four hotel buildings in Düsseldorf, Neu-Isenburg, Dortmund and Offenburg to PRISM. On 22 July 2026, Sunday Hotels took on 24 former hotels of the insolvent Revo Hospitality Group. These properties are operated under management contracts. At the end of August, Sunday Hotels reported 35 hotels in Germany, operated locally by Belvilla Deutschland GmbH.

In early September, GCH Hotel Group and Sunday PropTech announced a partnership covering hotel management, investment and site development. Trade publication hospitalityInside goes further, reporting that PRISM has reportedly acquired a majority stake in GCH through Sunday PropTech. Publicly, the two companies refer to a partnership.

Antwerp, a first foray into urban accommodation

The integration of Seminaris comes two months after another European deal by Belvilla. On 1 August 2026, the Dutch-born platform announced the acquisition of Antwerp-based GMFB. The company manages 150 apartments across 25 buildings in central Antwerp and had until now been one of the city’s leading Airbnb rental managers. With this acquisition, Belvilla is moving beyond its core business of holiday home rentals and entering the urban accommodation segment.

The deal also had a governance dimension. According to an investigation by the daily newspaper De Standaard, a key figure at GMFB, who had helped bring about the tie-up with Belvilla, had previously been convicted of drug trafficking. In its statement, Belvilla says that this individual no longer has any link with GMFB, whether direct or indirect. The group adds that it has carried out a review of GMFB’s operational and governance framework in order to bring it into line with its own standards.

A multi-brand platform

Seminar hotels in Germany, city apartments in Belgium: PRISM is extending Belvilla‘s role well beyond holiday rentals. In the United States, the group already relies on G6 Hospitality, operator of Motel 6 and Studio 6. It has also launched the upscale Belvilla District 6 brand, present in New York and New Orleans.

LTH analysis – The pace of the German deals illustrates a strategy of consolidating distressed or orphaned assets through leases, management contracts and operational takeovers. The German market is still marked by the collapse of Revo Hospitality Group and by an average room rate among the lowest in Europe. For owners, the key questions will be the real scale of the announced investment and PRISM’s ability to make its brands coexist across a fast-growing portfolio.
