A first foray into outdoor travel

Choice Hotels International (NYSE: CHH), one of the world’s largest hotel franchisors, has signed an agreement to acquire Harvest Hosts, a membership platform that connects RV travellers with overnight host locations. The North Bethesda, Maryland-based group is acquiring the entire share capital from Stripes, a New York growth equity firm, and other shareholders.

The deal extends Choice’s long-standing focus on value-conscious travellers, opening it up to a travel category that complements its hotel portfolio. It is the group’s most significant acquisition since the completion of its acquisition of Radisson Hotels Americas.

More than 11,200 host locations across North America

Harvest Hosts describes itself as the largest private RV camping network in North America. The model is based on an annual membership: members can stay overnight at more than 11,200 host locations (wineries, farms, breweries, golf courses, museums and other small businesses) with no nightly camping fees.

The company also operates a family of brands built around road travel. Escapees RV Club, one of the oldest RV organisations, offers community events, education and discounts. Boondockers Welcome brings together private individuals who host fellow travellers on their property free of charge. CampScanner alerts users when pitches become available at fully booked campgrounds, while Brit Stops applies the model in the United Kingdom and Ireland.

A loyalty lever for Choice Privileges

The rationale for the deal rests largely on loyalty. According to research cited by the group, many travellers enjoy both hotel stays and RV trips, and Choice Privileges members are over-represented among RV travellers. The programme, which has passed the 75 million member mark, is the main point of contact between the two businesses.

By combining its scale, commercial capabilities and loyalty reach with Harvest Hosts’ offering, Choice aims to deepen engagement with its existing members, introduce more travellers to the network and support the growth of both businesses.

“Choice Hotels has a long history of delivering quality travel experiences for value-minded consumers, and our acquisition of Harvest Hosts extends that reach into an attractive segment of the outdoor travel market,” said Dominic Dragisich, President and CEO of Choice Hotels International. “Together we offer even more stay options for both of our companies’ guests.”

A standalone brand, an asset-light model

Harvest Hosts will continue to operate as a standalone business under its existing brand, preserving its member and host experience and the relationships that have built its community. Joel Holland, Owner and CEO, will continue to lead the company alongside the existing leadership team. The full Harvest Hosts team will become Choice Hotels employees on completion.

According to Dom Dragisich, Harvest Hosts “has built a passionate, loyal membership community by partnering with local businesses”, and has done so “through an asset-light model that complements our broader portfolio strategy”. This logic is in line with the group’s recent trajectory: it reported record adjusted EBITDA in 2025 while streamlining its estate.

“The heart and soul of Harvest Hosts is the unique connections we have built between our members, hosts and employees,” said Joel Holland. “Joining forces with Choice Hotels gives us an incredible opportunity to bring that experience to more people and accelerate our mission of creating millions of happier campers and communities.”

Stripes exits after five years

Stripes invested in Harvest Hosts in 2021, partnering with Joel Holland and the management team to help scale its membership offering across the RV community.

“Joel and the team have built a differentiated experience that makes RV travel more memorable, accessible and rewarding, while creating real value for thousands of local businesses across the country,” said Chris Carey, Partner at Stripes, who sees Choice as an exceptional home for the company’s next chapter of growth.

An all-cash transaction

The deal will be settled entirely in cash, funded from cash on hand and borrowings under Choice Hotels’ existing revolving credit facility. The group says it is not expected to have a material impact on its 2026 financial results and does not change its share repurchase expectations for the year.

Completion is expected on 1 October 2026, subject to customary closing conditions. Jefferies LLC acted as exclusive financial adviser to Harvest Hosts, with Weil, Gotshal & Manges LLP as legal counsel. Choice Hotels was advised by ArentFox Schiff LLP.

Our analysis – With this deal, Choice joins a broader trend of accommodation players turning their attention to outdoor hospitality, as illustrated in France by Adrien Gloaguen’s Touriste group, which has moved from hotels into camping. The US franchisor, however, is doing so without any property assets, by acquiring a membership network.

Choice Hotels International franchises more than 7,500 hotels, representing over 650,000 rooms in 49 countries and territories, through a portfolio of 22 brands spanning the upper upscale, midscale, extended stay and economy segments.
