A first Italian foothold for Delano
Delano Puglia will be located in Monopoli, a historic port town on Puglia’s Adriatic coastline, set in a Mediterranean landscape of rocky coves and crystal-clear waters. The opening is scheduled for 2028.
The project brings together Ennismore, the lifestyle platform majority-owned by Accor, and LIMM, a construction company led by Mario, Vito and Pasquale Liuzzi. Società Rinascimento Valori, headed by Marco Stoppelli, advised LIMM on the negotiation of the agreements and will oversee project management and the refurbishment works on the buildings. On the legal side, LIMM was assisted by law firm LCA, represented by Barbara de Muro and Edoardo Fabbrizio.
Puglia, a luxury destination on the rise
Renowned for its whitewashed towns, architectural heritage and culinary traditions, Puglia has established itself as one of Europe’s most sought-after luxury destinations. The region is positioning itself as a more discreet alternative to Italy’s established seaside enclaves.
Analysis – Delano is joining a regional market in which several international operators are already active. Rocco Forte Hotels has announced, for the same year, the opening of Masseria del Cardinale in Fasano, its second hotel in Puglia, while Accor is developing Masseria Furnirussi in the region under its Emblems Collection brand. Delano’s arrival, however, introduces a lifestyle and social positioning that remains under-represented in a territory dominated by masserie.
A resort conceived as a social destination
Delano Puglia will offer 76 keys, including 13 suites. The food and beverage offer will centre on an all-day speciality restaurant operated by Paris Society, two pool bars, a lobby lounge and a reinterpretation of the Rose Bar, the iconic venue at the Delano in Miami.
Wellness will be delivered through The Source by Delano, a concept combining movement spaces, pools and programming. The property will also feature flexible indoor and outdoor event spaces, a retail offer and a membership programme providing access to events and experiences worldwide.
The design focuses on light-filled interiors, seamless indoor-outdoor transitions and a natural palette inspired by the Mediterranean setting, with programming geared towards artistic and cultural discovery.
Ennismore strengthens Delano’s resort portfolio

For Phil Zrihen, Deputy Group CEO of Ennismore, Delano has always been about a feeling – one of ease, elegance and cultural relevance that transcends place – and bringing the brand to Puglia is a natural evolution of that philosophy. He notes that the destination offers a rare balance of beauty, authenticity and understated sophistication, and that Delano Puglia marks an important milestone for the group, not only as its first property in Puglia but as a continued expression of its commitment to creating iconic lifestyle destinations in the world’s most inspiring places.
Born in Miami, where the flagship property underwent a complete renovation in partnership with Cain International, the brand has been redeployed in recent years through openings and signings in Paris, Dubai, New York, London and Marrakech. In Morocco, Ennismore announced with YAMED Delano Hotel & Residences Marrakech, expected in 2030, which shares several elements of its offer with the Italian project: Rose Bar, Paris Society dining and The Source by Delano.
A landmark project for Monopoli
On the owner side, Vito Liuzzi, CEO of LIMM, stresses the urban dimension of the project, describing it as an important development for Monopoli and Puglia that revitalises part of the town and creates a vibrant resort where residents and visitors alike can enjoy the very best of Apulian hospitality.
He adds that the property will become a new benchmark for lifestyle luxury in Puglia under the Delano brand.
LIMM cites experience across the commercial, residential, hospitality and public sectors, including projects delivered for the Province of Bari and the municipality of Noci. Società Rinascimento Valori, with more than 30 years’ experience, works on concept creation, project management and asset management.
