This governance change comes at a particularly significant time for Réside Études, following several years of financial difficulties and a substantial restructuring of its operations.

The group remains active in student accommodation and serviced apartment residences, notably through its Les Estudines, Stud’City, Residhome and Séjours & Affaires brands.

Nearly fourteen years at Company Foncière Lyonnaise

Dimitri Boulte spent a substantial part of his career at Company Foncière Lyonnaise, where he successively held the positions of Deputy Chief Executive Officer, Deputy Chief Executive Officer responsible for Operations, and Chief Executive Officer from July 2022 to December 2024.

At SFL, he oversaw investment, development and asset enhancement strategies for a prime Parisian real estate portfolio valued at more than €7.5 billion, according to his professional profile.

His experience includes landmark real estate projects such as the Fondation Cartier pour l’art contemporain at the Palais-Royal and the Mandarin Oriental hotel.

Before joining SFL, he spent nearly ten years at Unibail-Rodamco, holding various responsibilities in investment, office development and major urban projects.

Brixelmont: A firm focused on real estate investment and transformation

In October 2025, Dimitri Boulte founded Brixelmont, a real estate investment and advisory firm.

Its activities include strategic repositioning, restructuring, financing, major project management and property development.

A graduate of HEC Paris who also studied at Bocconi University in Milan, he sits on the Board of Directors of HEC Paris and serves as Vice-President of HEC Alumni.

Réside Études: A group emerging from a major financial restructuring

Dimitri Boulte’s appointment follows a particularly challenging period for Réside Études.

Faced with financial difficulties, the group initiated several safeguard proceedings from December 2023.

One of the most significant stages of the reorganisation was the disposal of its senior living business. As early as November 2024, La Tribune de l’Hôtellerie reported on the Paris Commercial Court ruling awarding 75 Réside Études senior living residences to Zenitude and Stella Management.

On 24 June 2025, 32 safeguard plans were subsequently approved as part of an overall financial restructuring involving approximately €400 million.

The group has retained its student accommodation and serviced apartment operations, notably through Les Estudines, Stud’City, Residhome and Séjours & Affaires.

These developments come against a backdrop in which governance, organisational structure and real estate asset valuation are becoming increasingly important within the managed accommodation sector. LTH also examined these issues in its coverage of management appointments at Magora, particularly within its Odalys operations.

For Réside Études, the priority is now to continue stabilising its operations and consolidating its business model while meeting the commitments arising from its restructuring.

LTH Analysis | An appointment with a strong real estate and financial dimension

The arrival of Dimitri Boulte as Chairman of the Management Board of Réside Études is particularly significant when viewed through the lens of his real estate and financial expertise.

His career has been built around asset valuation, financing, property transformation and corporate governance.

For a group operating at the intersection of real estate and hospitality, these skills are particularly relevant to decisions involving property assets, operational management and financial performance.

The appointment also follows a major financial restructuring, placing the management of commitments, business model resilience and capital allocation among the group’s defining priorities.

The leadership transition from Philippe Nicolet to Dimitri Boulte could therefore indicate a shift towards management more closely focused on real estate asset consolidation and financial execution.

However, this remains a strategic interpretation: no detailed roadmap from the new Chairman of the Management Board has been disclosed.
