Finance, France | Edgar Suites completes €180 million bank refinancing for its premium serviced apartment residences

Tax law firm Arsene announces it has advised Edgar Suites, developer and operator of upscale apart-hotels, on the implementation of a €180 million bank financing, arranged with Crédit Agricole CIB, BNP Paribas and Company Générale.

The deal covers ten real estate assets, seven located in France and three in Spain, representing capacity equivalent to more than 800 hotel rooms. Structured as senior debt with maturity extended to 2031, this financing is intended to refinance part of the portfolio currently operated by Edgar Suites and to support the development of new projects in high-potential urban and tourist areas, notably Málaga, Valencia, the Paris region and the Côte d’Azur.

The deal forms part of Edgar Suites’ growth strategy, which aims to reach 4,000 rooms in development and operation by 2030. It also confirms the growing momentum of the Group’s model, built on transforming and repositioning end-of-cycle real estate assets into premium serviced hotel residences.

Founded in 2016, Edgar Suites now operates a portfolio of 28 residences in development and operation across 13 cities in France and Spain, representing 1,500 rooms. The Group has been pursuing international expansion since 2025 with several acquisitions in Spain, notably in Valencia and Málaga.

The Arsene team assisted Edgar Suites on all tax aspects of this financing, with François Lugand, Partner, Alice Bouchaudy, Manager, as well as Gul Karacam and Céline Dias, Associates. Edgar Suites was also advised by Eastdil Secured as financial advisor. Legal aspects were handled by law firm Archers in France and Pérez-Llorca in Spain, with Lexfair acting as notarial advisor, while CBRE carried out the property valuation of the assets.

Access Point Financial and TMGOC Ventures have co-financed the recapitalisation of the dual-branded Fairmont by Accor and Element by Westin complex in New Orleans to the tune of $120 million (approximately €103 million), via a bridge loan and a preferred equity investment. The scheme, led by local developer Kailas Companies, is the result of converting a former 31-storey office tower in the central business district.
