Three revenue streams on the seafront

Set on the Seminyak coast, one of Bali’s leading lifestyle and tourism hubs, ELLE Resort & Beach Club Bali is organised around three operating zones. The master plan combines an elevated hotel block of ocean-facing suites, a central beach club designed as the anchor of the lifestyle offer, and a high-end retail area.

The latter brings together commercial leases for premium services, including an aesthetic clinic, a signature hair salon and a spa. The whole scheme is designed to capture several revenue streams, from resident guests and outside visitors alike.

168 suites, a 50-year horizon

From an asset management perspective, the resort comprises 168 branded hotel suites. These are offered individually to private and institutional investors under a 50-year investment framework.

Each suite is automatically enrolled in a centralised, professionally managed rental programme. Operations, service delivery and architectural compliance fall directly under ELLE brand standards, with the aim of preserving asset value and ensuring long-term yield performance.

Analysis – The structure combines unit-by-unit sales with a single rental pool, a model now common among branded resorts in Southeast Asia. It allows the developer to secure financing upfront, while delivery of the returns promised to buyers will depend largely on the operator’s ability to sustain the property’s five-star positioning.

SONO Hotels & Resorts Asia at the helm

The resort will be operated by SONO Hotels & Resorts Asia, the regional hotel division of South Korean conglomerate Sono International. The management agreement was originally signed by Cross Hotels & Resorts, an operator that has since come under the Korean group’s control, as LTH reported at the time of Cross Hotels & Resorts’ move into the Sono International fold.

SONO currently oversees 16 hotels in Thailand and Indonesia and plans to add more than 12 properties to its Asia-Pacific portfolio by 2029. Its parent company manages more than 14,500 operating rooms across seven countries, including South Korea, the United States, France, Thailand, Indonesia and Vietnam.

Sono International also operates the airline T’way Air. This integrated air travel and hospitality ecosystem is intended to support customer acquisition across the region through cross-channel distribution.

An international project team

To control development risk, construction timelines and quality of execution, Geonet Developments International has appointed Colliers Project Management. Present in 63 countries with more than 17,000 staff, Colliers covers the entire chain: strategic procurement, programming, design coordination, project and site management, space audits and post-delivery performance monitoring.

Architecture has been entrusted to Inspiral Architecture and Design Studios, a practice specialising in biocentric design and sustainable structural engineering. Its approach draws on bio-responsive technologies, lightweight structures, prefabrication, structural insulated panels (SIPs) and specialist bamboo expertise. Its methodology has been recognised by awards including UNESCO’s Prix Versailles and the AHEAD Asia Awards.

Food, beverage and guest experience consultancy is led by JACK Hospitality, described as Australia’s first majority Indigenous-owned, female-led hospitality consultancy. The firm draws on its experience with InterContinental Maldives, InterContinental Hayman Island in Queensland and ANA InterContinental Manza Beach Resort in Japan.

Marc Schicker, founder and managing director of SCHICKER & Co., completes the line-up as design and development consultant. With three decades of experience across Asia, Europe and the Middle East, including more than ten years steering pipeline standards for InterContinental Hotels Group (IHG), he is tasked with aligning the project with international luxury benchmarks.

A comprehensive amenities programme

The resort will feature a signature restaurant and a café, extensive swimming areas, wellness and yoga centres, a fitness room, children’s facilities, beachfront event and wedding spaces, and substantial parking capacity.

By combining branded real-estate sales, a long-term management agreement, specialist project management and a diversified commercial offer, Geonet Developments International is positioning ELLE Resort as a strategic real-estate play in Southeast Asia’s luxury hospitality market. The project was featured in the round-up of global hotel news on 10 May 2026, as part of the ELLE brand’s diversification into hospitality.
