EOS Hospitality Credit Partners, the hotel credit division of EOS Investors LLC, has announced a $105 million mortgage loan, approximately €91 million, to T2 Hospitality. The financing is secured by the TETRA / AC Moffett Park Campus, a recently built 350-key hotel complex in Sunnyvale, California, combining two Marriott International brands.

The campus comprises the 186-key Hotel TETRA, Autograph Collection, and the AC Hotel Sunnyvale Moffett Park, which has 164 keys. This transaction represents the second loan closing for EOS Hospitality Credit Partners since the launch of its hotel credit strategy.

A three-year financing structure

The loan carries an initial three-year term, complemented by two one-year extension options. The proceeds will be used to refinance existing debt secured against the campus. This structure reflects a now-common practice in the hotel refinancing market, where private lenders favour short maturities paired with extension options to adapt to shifting capital markets.

The campus is located in the Moffett Park submarket, at the heart of Silicon Valley. According to EOS Hospitality Credit Partners, this hotel market is experiencing a sustained recovery, driven by AI-related investment, broader growth in the technology sector, and limited new hotel supply.

T2 Hospitality and Coury Hospitality, project partners

T2 Hospitality, a hotel owner and developer based in Newport Beach, California, designed and delivered the campus, which opened in 2022. Hotel TETRA received Marriott’s Opening of the Year award for the Autograph Collection brand on that occasion. Both properties are operated by Coury Hospitality.
