Repositioning focused on both product and operations

EXTENDAM has announced the sale of the ibis Styles Paris Montmartre Nord, a 45-room, 3-star hotel at 77 rue du Ruisseau, north of the Butte Montmartre. The asset management company had acquired the hotel through a hotel SME, in partnership with the operator MyHotels.

From 2021, EXTENDAM carried out a works programme designed to modernise the property and improve guest comfort. The rooms and public areas were renovated, and air-conditioning was installed throughout the hotel.

At the same time, operations were optimised, notably through a more structured revenue management strategy aimed at better aligning rates with fluctuations in demand and the specific characteristics of the Paris market. The hotel has thus been repositioned around a renovated product, drawing on the recognition of an international brand and a location that suits both leisure and business travellers.

A long-standing EXTENDAM–MyHotels partnership

The transaction extends the partnership between EXTENDAM and MyHotels. The two are already partners in a portfolio of 13 economy hotels and in Babel Lille, a property created by restructuring two neighbouring hotels, whose opening La Tribune de l’Hôtellerie covered in detail in July.

Matthieu de Lauzon, fund manager at EXTENDAM, said the sale concludes a transaction in which the firm was able to deploy several repositioning levers, covering both the product and its operation, in a Paris hotel market that continues to benefit from deep and diversified demand driven by French and international guests.

He added that EXTENDAM was delighted to have carried out the transaction alongside MyHotels, a trusted partner with which it had once again implemented a shared strategy to support the hotel’s performance and positioning.

Between the Butte Montmartre and the north of the 18th arrondissement

The hotel lies north of the Butte Montmartre, in a neighbourhood that is at once residential, commercial and touristic. The Sacré-Cœur and the place du Tertre are close by, as is the rest of Montmartre, one of the capital’s main tourist hubs.

On rue du Ruisseau, the hotel also benefits from the lively Jules Joffrin and Simplon neighbourhoods and its proximity to Porte de Clignancourt. Metro lines 4 and 12 and the T3b tramway provide quick access to central Paris and the main railway stations, as well as to several business and leisure hubs in the north of the Île-de-France region.

A sustained asset disposal strategy in Paris

The sale forms part of EXTENDAM‘s hotel asset disposal strategy. It follows other transactions, such as the three sales announced in January 2025.

In the Paris market alone, the asset management company had already sold nine hotels totalling 381 rooms in the first half of 2026. It is also continuing to acquire in the capital, as shown by its purchase of the ibis Paris Père Lachaise in September.

MyHotels retains management and broadens its investor base

MyHotels will remain operator and co-investor of the hotel. It will now be partnered with an industrial family making its first hotel investment.

Joris Bruneel and David Sylberg, co-founders of MyHotels, said the transaction comes at a very dynamic time for the group, which completed six acquisitions over the past six months. The group now has 35 hotels and acts as both operator and co-investor in franchised and independent properties, from 2 to 4 stars, in Paris and the French regions.

They added that they were pleased, through this transaction, to strengthen their partnerships with family offices interested in the hotel sector.
