Both towers top out as contracted sales reach $950 million
The Four Seasons Private Residences Las Vegas development, located within the MacDonald Highlands residential community in Henderson, has reached a major construction milestone with both towers topping out.
Rising to 24 and 25 storeys respectively, the buildings were designed by architecture firm Wimberly Allison Tong & Goo (WATG), with construction undertaken by Suffolk.
According to the announcement published on 12 October 2026, 148 of the 171 residences are now under contract, representing approximately 86.5% of the development. Contracted sales have reached $950 million, with 23 units remaining available.
Installation of the glass façades is under way to make the buildings weather-tight and allow interior fit-out work to progress. The developers are maintaining their target completion date of the fourth quarter of 2027 and anticipate selling out the development before construction is completed.
Jim Reilly, President of Azure Resorts & Hotels, highlighted the interest shown by international buyers in the development, in a Las Vegas market whose position within the luxury residential segment continues, in his view, to strengthen.
Ultra-luxury positioning combining real estate and Four Seasons services
The development comprises residences with two to five bedrooms, offering approximately 214 to 780 sq m of interior living space, with up to an additional 325 sq m of outdoor space.
Each residence is oriented towards the Las Vegas Strip and the McCullough mountain range. Features include semi-private lifts, private garages and interior design options by Wimberly Interiors in collaboration with RH Contract.
Selected residences, including penthouses and garden residences, also feature private plunge pools.
Prices start at $5.15 million, positioning the development at the upper end of the Las Vegas luxury residential market.
However, the service offering is one of the project’s principal distinguishing features. Residents will have access to approximately 8,360 sq m of private amenities and facilities, including four swimming pools, a Four Seasons fitness and wellness centre, treatment rooms, pickleball courts, a golf simulator, a screening room and dedicated spaces for children and teenagers.
Wolfgang Puck Fine Dining Group will exclusively provide the culinary offering, including a signature restaurant located in the North Tower with panoramic views across the city.
A Director of Residences will oversee Four Seasons services, including 24-hour concierge, security and residential services.
Three developers behind a hospitality-led residential model
The development is a partnership between Azure Resorts & Hotels, Luxus Developments and Two Roads Development.
Azure Resorts & Hotels is involved in the development and marketing of hotel and residential projects, particularly in Mexico, Latin America and the Caribbean. Its activities also include working with institutional investors and financial partners.
Luxus Developments focuses on investment and development in the hospitality and resort-residential sectors, while Two Roads Development has a portfolio of luxury residential and mixed-use projects in the United States and the Bahamas.
Two Roads’ developments include The Ocean Club, Four Seasons Private Residences in the Bahamas, EDITION Residences Miami Edgewater and Pendry Residences in Tampa, the latter combining a luxury hotel with private residences.
The involvement of these three developers underlines the real estate and financial dimensions of the project, with Four Seasons acting as the brand and provider of residential services.
However, the announcement does not disclose the total development cost, its financing structure or the contractual terms between the developers and Four Seasons.
Four Seasons accelerates its branded residences development
Beyond the Las Vegas project, the development forms part of an already well-established residential strategy at Four Seasons.
The group states that it currently operates 61 branded residential properties worldwide. More significantly, according to figures provided by Four Seasons, three-quarters of its future projects include a residential component.
This proportion illustrates the importance that branded residences have acquired within its international development strategy.
The model combines a high-end real estate product with the service standards of an international hotel brand: concierge services, housekeeping, in-residence dining, spa services and day-to-day residential management.
For developers, association with a recognised hotel brand provides a point of commercial differentiation. For hotel operators, these projects offer opportunities to extend their brands and services into developments that do not necessarily include a traditional hotel.
Four Seasons Private Residences Las Vegas falls precisely into this second category: the announcement describes a residential development benefiting from Four Seasons services, without indicating that a hotel will be integrated into the project.
An indicator of international demand for branded residences
With $950 million in contracted sales ahead of completion, the Henderson development provides a tangible indication of buyer interest in residences associated with a luxury hotel brand.
Divided across the 148 units under contract, this figure represents an arithmetic average of approximately $6.42 million per residence. However, this calculation should not be interpreted as a definitive average realised selling price, since the published figures relate to contracts rather than fully completed transactions.
The proportion of residences sold before construction has been completed is also noteworthy for a development not scheduled for delivery until late 2027.
Nevertheless, the reported sales performance alone does not provide sufficient information to assess the project’s eventual profitability, in the absence of details concerning land acquisition costs, construction expenditure, financing costs and agreements with the brand.
It does, however, demonstrate the ability of an upscale residential development associated with an international hotel brand to generate substantial sales volumes before becoming operational.
For Four Seasons, Las Vegas therefore provides another illustration of the growing role of branded residences within its global portfolio, at the intersection of luxury real estate and hospitality services.
A sales trajectory already tracked by LTH
This announcement marks a further milestone for a development whose progress La Tribune de l’Hôtellerie analysed in January 2026. At that time, the project reported more than $725 million in sales recorded during 2025 and $781 million in construction financing.
Reaching the $950 million threshold therefore represents an increase of at least $225 million compared with the previously announced figure. The latest announcement also confirms the transition from vertical construction to structural completion, while shifting the anticipated delivery date from the previously indicated mid-2027 timeframe to the fourth quarter of 2027.
This development should be distinguished from the project’s commercial performance: construction is progressing, but the anticipated timetable has changed since the beginning of the year.
In an earlier analysis of the global growth of branded residences, LTH had already highlighted the increasing importance of this model in hotel groups’ development strategies, particularly through revenue diversification and the combination of real estate capital with branded services.
