A first Hyatt Regency for Armenia
Hyatt Hotels Corporation (NYSE: H) and Green Rock LLC have formalised the signing of a franchise agreement for the future Hyatt Regency Dilijan, which will introduce the American group’s premium full-service brand to Armenian territory. The groundbreaking ceremony took place in Dilijan in the presence of representatives from the Armenian government, Hyatt and Green Rock.
The signing forms part of Hyatt’s development strategy in new markets across Europe, Africa and the Middle East, a region where the group has tripled its hotel capacity since 2017. The Hyatt Regency brand now numbers more than 245 properties across over fifty countries.
A hotel designed for mountain tourism and MICE
Hyatt Regency Dilijan will offer 205 rooms and suites, several dining concepts, family-focused spaces and a purpose-built conference centre. The property will be able to host more than 550 people for conferences, corporate seminars, weddings and social events, strengthening Dilijan’s ability to capture regional MICE demand.
The hotel is part of a 43,000 sqm complex that will also include retail outlets, family leisure facilities with two cinema screens, and a 3,000 sqm wellness centre with a full spa, gym and outdoor swimming pool. Its location, roughly an hour and a half by road from Yerevan and three and a half hours from Tbilisi, is complemented by a rooftop helipad providing easy access to the destination.
Part of Dilijan’s wider development
The project forms part of a destination vision driven by Green Rock, which includes hospitality skills training initiatives, community spaces, restaurants and future cultural facilities, including a concert hall and an art park. The stated aim is to position Dilijan as a year-round tourism and lifestyle destination.

For Hyatt, Ludwig Bouldoukian, regional vice president of development for the Middle East and Africa, highlighted the site’s long-term potential: “Dilijan holds considerable long-term potential, and the Hyatt Regency brand, with its premium full-service offering, is ideally positioned to support the destination as a leading location for leisure tourism, meetings and events.”
Armenia remains a still-emerging hotel market for international groups. Accor preceded Hyatt into the country, with the opening of the Ibis Yerevan in 2018, followed by the Golden Palace Mercure Tsaghkadzor in 2022, ahead of the announcement of a Pullman Living & Residences project in Yerevan.
Economic impact and next steps
Development of the complex is expected to generate more than 400 jobs across hospitality, food and beverage, wellness, events, engineering and hotel operations, with an aim of building local skills over the long term. Hyatt and Green Rock have not yet communicated a construction timeline or opening date, with further details to follow as the project progresses.
The signing comes as Hyatt reports a record global pipeline of 151,000 rooms in the first quarter of 2026, driven in part by the group’s growing momentum in European and Middle Eastern markets that have so far seen limited coverage from major international brands, exemplified by recent openings such as the Hyatt Regency London Olympia.
