IHG Hotels & Resorts has signed Holiday Inn Express & Suites Debrecen during its Investor Day Poland & CEE, held in Warsaw. The development marks the group’s first project in Debrecen, Hungary’s second-largest city, and joins a European portfolio of 56 Holiday Inn Express & Suites hotels either operating or under development.

The hotel is being developed in partnership with Xanga, a privately owned Hungarian investment and property development company based in Debrecen. It marks Xanga’s first collaboration with IHG.

A hotel integrated into a mixed-use development

Scheduled to open in 2029, Holiday Inn Express & Suites Debrecen will form part of a new mixed-use development comprising residential accommodation, offices and retail space, approximately one kilometre from the city centre.

The property will feature the brand’s Next Generation concept, offering 100 guest rooms and 20 suites. Amenities will include complimentary hot breakfast and Wi-Fi, alongside an Express Café & Bar. The hotel will cater to both business and leisure travellers.

Debrecen: an industrial hub with limited internationally branded hotel supply

Debrecen is eastern Hungary’s principal economic centre. The city has emerged as one of the country’s leading industrial and investment destinations, supported by substantial domestic and foreign investment, infrastructure modernisation and improved air connectivity.

According to IHG, this economic growth has generated demand for modern, internationally branded accommodation, a segment in which the city’s existing supply remains limited.

Willemijn Geels, Vice President, Development, Europe at IHG Hotels & Resorts, places the signing within the group’s wider regional strategy:

“Debrecen is one of Central Europe’s most dynamic growth markets, and we are delighted to introduce Holiday Inn Express & Suites to the city. As our first hotel in eastern Hungary, this signing reflects our ambition to expand beyond Budapest and meet growing demand for quality, internationally branded hotels in the region’s emerging cities. We are particularly pleased to be doing so alongside Xanga on its first project with IHG, and look forward to a long and successful partnership.”

A local investor with a long-term commitment

For Xanga, the hotel represents a continuation of its longstanding involvement in Debrecen’s development. István Herdon, Founder and CEO of Xanga Group, explains:

“As a company deeply rooted in Debrecen, we have been actively contributing to the city’s economic development for more than 25 years. With this Holiday Inn Express & Suites, developed in partnership with IHG, we aim to strengthen Debrecen’s position as an international business and tourism destination by providing modern, reliable accommodation for visitors to the city. The hotel will form part of a mixed-use development that also includes residential accommodation, offices and retail space. For us, this project represents a long-term investment in Debrecen’s future.”

Holiday Inn Express drives growth in IHG’s Essentials segment

Holiday Inn Express is IHG’s largest and fastest-growing brand. Established in 1991, it currently operates 302 hotels across 20 European countries, with a further 42 properties in the development pipeline. The Holiday Inn Express & Suites format builds on the brand’s core proposition by offering additional space and amenities.

The signing reinforces IHG’s commitment to growing its Essentials portfolio in Hungary and across Central and Eastern Europe (CEE). The group currently has five operating hotels and three properties under development in Hungary. Debrecen will become its second Hungarian project outside the capital.

IHG’s decision to target a regional economic centre follows other recent European signings, including four hotels signed in Dortmund with Novum Hospitality and HD Hotels. Central Europe is also attracting other operators, including Leonardo Hotels Central Europe, which has recently reorganised its development division.
