IHG Hotels & Resorts announced on 18 August 2026 in Cairo the signing of the Residences at Hotel Indigo Mountain View Ras El Hekma, in partnership with Egyptian developer Mountain View for Development and Real Estate Investment. This marks the world’s first branded residential project developed under the Hotel Indigo banner, IHG’s lifestyle brand positioned in the luxury and art-of-living segment.

The agreement builds on the already-confirmed signing of the Hotel Indigo Mountain View Ras El Hekma, a 100-key property, and further strengthens the group’s Luxury & Lifestyle portfolio as well as its development in Egypt.

280 residential units on the waterfront

Integrated into the seaside destination developed by Mountain View on Egypt’s North Coast, the residences will comprise 280 units, ranging from studios to three-bedroom apartments. Situated alongside the Hotel Indigo Ras El Hekma hotel, they will give residents access to the hotel’s services and amenities, reflecting a strategy of integrating residential living with branded hospitality.

Haitham Mattar, Managing Director for IHG in India, Middle East and Africa, described the signing as an important milestone both for the group and for the Hotel Indigo brand globally. He said it illustrates how the group’s brands are evolving beyond traditional hospitality to meet the changing expectations of guests and owners alike. He also noted that the project combines Hotel Indigo’s neighbourhood character with the group’s service quality and standards, in one of Egypt’s most dynamic destinations.

Ras El Hekma, the North Coast’s emerging tourism hub

Ras El Hekma is steadily establishing itself as one of Egypt’s most attractive coastlines, driven by long-term investment in tourism, infrastructure and mixed-use development. The signing reflects IHG’s approach to branded residences, built on a selective pipeline of strongly branded projects in locations where hospitality, design quality and long-term service standards enhance the appeal of the residential offering.

Amr Soliman, Founder and Executive Chairman of Mountain View, described the collaboration as a strategic step in building integrated destinations set to redefine coastal living in Egypt. He stressed the group’s ambition to deliver a complete experience combining design, services and a genuine sense of place, rather than simply offering housing. He also highlighted the confidence of international partners in Mountain View’s vision, along with Ras El Hekma’s potential to become a year-round, integrated coastal destination blending residential living, hospitality, leisure and distinctive lifestyle experiences.

The project forms part of Mountain View’s Ras El Hekma masterplan, a beachfront destination designed to bring together hospitality, residential living, retail, leisure and shared amenities. The residences will be positioned as an extension of this wider development, offering a lifestyle shaped by the coastal setting and underpinned by the services of the neighbouring hotel.

A brand true to its neighbourhood identity

Hotel Indigo has, since its inception, drawn on the inspiration of the neighbourhoods it calls home, celebrating local history, culture and identity through its design and guest experiences. This residential project extends that philosophy into the realm of living spaces, with homes and experiences designed to reflect the destination’s coastal setting and local character.

The signing confirms IHG’s ambition to grow its branded residences business through a disciplined approach that favours quality and brand identity over volume. It echoes a momentum already under way elsewhere in the group’s portfolio, following the earlier signing of the Hotel Indigo Cairo New Administrative Capital, which had already demonstrated IHG’s development strategy in the country.

IHG Hotels & Resorts currently operates 10 hotels in Egypt across four brands: InterContinental, Crowne Plaza, Holiday Inn and Staybridge Suites. The group also holds a pipeline of 26 hotels due to open in the coming years, underlining its long-term commitment to the Egyptian hospitality sector.

The Goldman Sachs Group announced on 18 August 2026 the acquisition of LCN Capital Partners, a platform specialising in sale & leaseback transactions, for a consideration of up to €351M ($410M). The deal gives Goldman Sachs Asset Management a specific area of expertise - the resale of corporate real estate while preserving its use through a long-term lease - after two years marked by high interest rates that curbed investment in physical real estate. For the hospitality sector, the acquisition is also a reminder that LCN held exclusive talks in 2025 to buy nine Silken hotels in Spain, before ultimately being outbid by Hotusa.
