An operational profile for a hybrid model

José Padín joins North Management, the operating subsidiary set up by North Development, and takes the helm of Domus. He will oversee all operations at Domus Brickell Park and support the growth of the group’s hospitality platform in Miami.

The Domus concept combines the flexibility and comfort of residential-style accommodation with the service, amenities and experience of a luxury hotel. The group presents it as an alternative to conventional condominiums open to short-term rentals, built around three priorities: hospitality, technology and consistency. Every Domus unit is operated by North Management.

This positioning echoes that of other US operators combining furnished apartments with hotel services, such as Mint House, whose former head of development, Elizabeth Herzberg, recently joined PM Hotel Group.

Positioning, performance and people

The new Managing Director’s roadmap rests on three pillars: positioning, performance and people. On the commercial side, he will be tasked with strengthening revenue management, sales, marketing and direct distribution, with the aim of optimising occupancy and the long-term performance of the asset.

José Padín will also be responsible for building a strong service culture and giving teams the means to deliver a more personalised guest experience. Owner relations are among his priorities, with a commitment to transparency intended to support the asset’s value over time.

Ricardo Dunin, founding partner of North Development, said that José Padín’s extensive experience leading luxury hotels and resorts, combined with strong commercial acumen and an understanding of complex hotel operations, made him a highly valuable addition to the team. He added that Padín had demonstrated his ability to lead transformations, build high-performing teams and improve both the guest experience and a property’s financial performance.

Three decades of luxury hospitality in Puerto Rico

José Padín brings more than thirty years of experience in Caribbean luxury hospitality. He was most recently General Manager of the Fairmont El San Juan Hotel, one of Puerto Rico’s leading beachfront urban resorts. There he oversaw accommodation, the villas, nightlife venues, several restaurants, event programming, banqueting and the casino.

Previously, he ran La Concha Resort, where he led a renovation and repositioning programme worth approximately €11.4 million ($13 million). According to North Development, the project strengthened the property’s position in its market and improved guest satisfaction.

Earlier in his career, he steered the transformation of the Courtyard by Marriott Isla Verde Beach Resort, delivering a marked rise in RevPAR and ProfPAR through a disciplined pricing strategy and market repositioning. At Copamarina Beach Resort, he designed and launched Puerto Rico’s first all-inclusive programme. Revenue doubled within five years and occupancy rose sharply. The island is now attracting major brands, as illustrated by Four Seasons’ arrival at Bahia Beach with the Paulson group.

A new chapter in Florida

A native of Puerto Rico, José Padín has long-standing personal and professional ties to Florida, where his immediate family lives. His move to Miami marks both a career step and a new personal chapter.

José Padín described Domus as a distinctive concept that brings together the comfort and flexibility of residential-style accommodation with the service and refinement of a luxury hotel. In his view, great hospitality is personal, sincere and intuitive, and true luxury is defined above all by how people are made to feel.

Domus Brickell Center, the next step

The appointment comes as North Development continues to roll out its model in Miami. Domus Brickell Park is fully operational, while construction of Domus Brickell Center has been under way since the groundbreaking ceremony held last year.

North Development brings together two partners. The first is Oak Capital, a real estate investment and development company founded by Ricardo Dunin, who has more than 35 years of experience in the United States, the Caribbean and Brazil. He developed three Ritz-Carlton Residences (Miami Beach, Singer Island and Pompano Beach) and Le Sereno in St Barths, a brand he also created, as well as twelve hotels with Accor in Rio de Janeiro.

The second is Edifica, a Peruvian developer, builder and fund manager. It reports 20 years of activity and 70 completed projects, and describes itself as Peru’s leading developer of investor-oriented condominiums open to short-term rentals. The Brickell district is also attracting other residential projects with a strong hospitality component, including Nobu Hospitality’s 619 Brickell tower, designed by Foster + Partners.
