On 30 September 2026, IHG Hotels & Resorts announced the signing of a Kimpton in Rome, the luxury and lifestyle brand's first address in the Italian capital. Owned by Castello SGR's Rome Hotel Development Fund, the 114-room property is due to open in 2029 in the Via Veneto district. Italy is now a priority market for IHG, and the deal confirms the group's growing momentum there.

A third IHG asset in the Via Veneto district

The future Kimpton will be IHG’s third hotel in the Via Veneto area, one of Rome’s most prestigious districts. The project will transform an existing building on the corner of Via Sicilia into a luxury and lifestyle address in the heart of the city.

The hotel will offer 114 rooms, a rooftop bar, a restaurant, an internal courtyard, wellness facilities and dedicated meeting and event space.

In Rome, it will join the group’s luxury and lifestyle portfolio, which includes the InterContinental Rome Ambasciatori Palace and Six Senses Rome. The forthcoming Hotel Alexandra Rome, Vignette Collection, will also add to this offering.

A reinvented theatre at the heart of the project

The project’s key point of difference lies in the restoration of an existing theatre, which will be converted into a multifunctional venue for the arts and events. This cultural and social hub will cater to hotel guests and Romans alike.

Willemijn Geels is Vice President, Development, Europe, at IHG Hotels & Resorts. She recently led the signing of San Bernardo, Vignette Collection, in Madrid. She highlights this distinctive feature: “With its prime location, distinctive design vision and unique theatre concept, the property will bring a new Luxury and Lifestyle offering to Rome while reflecting the individuality and local character that the brand is known for around the world.”

Luca Tomesani Melotti is Principal at 1 Asset Management. He sums up the ambition for the venue: “The rebirth and reinvention of the building captures exactly the spirit of the project: a venue that is exclusive for our guests, while remaining vibrant and welcoming for the wider public.”

A structure backed by Castello SGR and 1 Asset Management

The hotel is owned by Castello SGR’s Rome Hotel Development Fund, whose sole investor is the 1AM Rome Prime Real Estate Development Fund. Castello SGR is an Italian asset management company specialising in alternative investment funds, primarily in real estate.

Giampiero Schiavo, CEO of Castello SGR, places the deal within the asset manager’s strategy: “This deal reinforces Castello SGR’s long-standing focus on the hospitality sector, pursuing a strategy centred on landmark properties and the creation of experiential destinations designed to appeal to a growing base of discerning international guests.”

In his view, the Roman market remains buoyant: “Rome, in this respect, represents a unique destination, currently undergoing a profound renewal of its high-end hospitality offering and still presenting significant opportunities for distinctive and innovative projects, capable of generating attractive long-term value for our investors.” Other Italian asset managers share this reading of the market, such as Kryalos SGR, which recently completed a double hotel acquisition in Rome.

Tomas Langaitis, Fund Partner at 1 Asset Management, underlines the significance of the partnership: “The property represents a unique opportunity to create a landmark lifestyle hotel in one of the city’s most prestigious districts. Together, we will deliver a destination that celebrates Rome’s heritage while offering a contemporary guest experience that resonates with international travellers and local residents alike.”

Italy, a priority market for IHG

The signing extends IHG’s development in Italy, where the group recently passed the milestone of 50 open and pipeline hotels. As at 30 June 2026, it operated 33 hotels in the country, with a further 21 in the pipeline.

“Rome remains one of Europe’s most attractive luxury travel destinations, combining global appeal, rich cultural heritage and a thriving hospitality market,” observes Willemijn Geels. “Italy is a priority market for IHG and one that has experienced tremendous growth in recent years, making Rome the ideal location to introduce Kimpton with this exceptional project.”

Kimpton strengthens its European network

The Rome property will be the second Kimpton in Italy, following Kimpton Villa Miramare Taormina, in Sicily. It will join the 14 Kimpton hotels open and six in the pipeline across Europe.

Analysis – After a first coastal foothold in Sicily, Kimpton is now entering the Italian market through its capital. The group is betting on an urban asset with a strong cultural dimension. The deal extends the reinforcement of IHG’s luxury and lifestyle portfolio in Southern Europe and in major destination cities.
