A change of ownership revealed by Thrends

The luxury resort L’Andana, at Castiglione della Pescaia in the province of Grosseto, has changed hands. The 5-star property opened in 2004 on the La Badiola estate in Maremma. It was created by wine group Terra Moretti, which also owns L’Albereta in Franciacorta.

The news was reported by The Bulletin, the publication of Thrends, a Rimini-based research and consultancy firm specialising in tourism and hospitality. According to this source, the buyer is the De Santis family. The family owns Grand Hotel Tremezzo and Passalacqua, two 5-star hotels on Lake Como regarded as among the most remarkable addresses in Italy.

A 500-hectare estate between sea and hills

The La Badiola estate covers 500 hectares of vineyards, olive groves and Mediterranean scrubland, lying between the coast and the hills. The resort has 61 rooms as well as several apartments. Some of these are housed in the former summer residence of Leopold II of Lorraine, Grand Duke of Tuscany, who died in 1870.

L’Andana was one of the first Italian properties to combine upscale countryside hospitality with fine dining, great wines and wellness. The kitchen was first entrusted to French chef Alain Ducasse, then to Enrico Bartolini, who earned a Michelin star for the restaurant La Trattoria. The wellness offer centres on a 600 m² spa. The property is a member of The Leading Hotels of the World.

Maremma is attracting a growing number of luxury projects. A few kilometres away, in Massa Marittima, Corinthia is preparing Borgo di Perolla, an 80-key resort on a 1,300-hectare estate, scheduled to open in 2030.

Persistently in the red

The sale is driven first and foremost by the resort’s financial position. L’Andana benefited from the setting of the estate and the strong momentum in luxury hospitality, but never posted solid results. The operating company, Tenuta La Badiola srl, recorded a loss of €1.2 million in 2022, followed by €1.9 million in 2023 and €2 million in 2024.

In 2025, the loss narrowed to €1.7 million, on revenue of €6.1 million. According to the reported information, the property will close for renovation.

Our analysis | A new owner from Lake Como

With this acquisition, the De Santis family adds a rural, wine-tourism asset to its two Lake Como addresses. The case shows that a first-rate asset, with a Michelin-starred chef, a prestigious network and an exceptional estate, does not guarantee profitability. Everything will depend on the renovation and the operating model chosen by the new owner.

Lake Como remains one of the most sought-after markets in Italian luxury hospitality, as confirmed by the arrival of The Lake Como EDITION in Cadenabbia. For the De Santis family, L’Andana represents a foothold in a different territory, where the L’Andana brand and its positioning will need to be redefined.
