2029, Sweden | AMF Fastigheter entrusts its future Marievik destination hotel in Stockholm to Strawberry

Swedish property company AMF Fastigheter has selected Strawberry to operate a 191-room hotel under development in Marievik, south of central Stockholm. Advised by Annordia, the deal forms part of the conversion of a former office district into a mixed-use urban hub, with opening scheduled for summer 2029.

An advisory mandate from feasibility study to operator selection

Annordia advised AMF Fastigheter on the letting of this new destination hotel to Strawberry. The operator selection was preceded by a feasibility study combining market analysis, concept development and a rental assessment.

The two parties have worked together before. In 2014, Annordia was already among AMF Fastigheter‘s advisers when the Brunkebergstorg hotel project, in the heart of Stockholm, was awarded to Nordic Choice Hotels, since renamed Strawberry.

191 rooms, a rooftop and a spa with an outdoor pool

The property will span approximately 11,500 sqm. It will feature 191 rooms, several restaurants and bars, including a rooftop restaurant, as well as meeting and event spaces.

A rooftop spa with an outdoor pool and terraces will complete the programme. The architectural design has been entrusted to French architect Manuelle Gautrand.

The project is being led by Nordic Hotels & Resorts, Strawberry‘s collection of independent hotels, which continues to expand in Sweden, notably with the Munksjöstaden Hotel, due to open in Jönköping in 2028. According to the group, Marievik is its first hotel project in central Stockholm since the opening of At Six and Hobo Hotel at Brunkebergstorg in 2017.

A driver of Marievik’s transformation

The hotel is part of the transformation of Marievik, a waterfront district in Liljeholmen, into a neighbourhood combining housing, offices, culture and leisure. AMF Fastigheter, which owns a substantial office portfolio in the area, intends the hotel to become a new urban landmark capable of bringing the district to life around the clock.

LTH Analysis – For the property company, introducing a hotel asset with a strong leisure and food-and-beverage component addresses the challenge of adding value to a historically office-dominated district, where mixed use is becoming a key driver of appeal. The choice of a lease with an integrated operator extends a model Strawberry has already proven with several Nordic property companies, as illustrated by the new lease signed with Pandox for its hotel in Bodø.

Liljeholmsbadet, a prologue to the project from 2028

The hotel’s resort offering will be extended by Liljeholmsbadet, Stockholm’s iconic floating bathhouse dating from 1930, which is scheduled to reopen in summer 2028, a year ahead of the hotel. The facility will remain open to the public.

Hans Åke Petersson, CEO and partner at Annordia, thanked AMF Fastigheter for its trust and wished Strawberry every success in developing the hotel, adding that he looked forward to a new destination that would further enhance Marievik’s appeal.

With this signing, Strawberry strengthens its presence in the Swedish capital, while Nordic Hotels & Resorts continues to multiply projects with a strong identity across the Nordic countries, such as Villa Nord in Trondheim.
