Marriott International has announced that it has passed the 300-property mark in Mexico, a milestone reached with the opening of Courtyard by Marriott Torreón. The group’s Mexican portfolio now comprises more than 44,000 rooms across 25 international brands.
According to the group, this milestone reflects sustained investment and strong demand across the country, from the Caribbean and Pacific coastlines to the major historic cities and fast-growing industrial corridors.
Marriott’s leading market in the CALA region
Mexico holds a special place in the group’s regional strategy. It accounts for more than half of Marriott’s open properties in the Caribbean and Latin America (CALA) region and nearly 40% of the projects in the regional pipeline.
In the second quarter of 2026, the Mexican pipeline stood at 76 hotels, representing more than 12,000 rooms. The group plans to open more than ten additional properties in the country by the end of the year. This milestone builds on Marriott’s record 2025 in the Caribbean and Latin America region, which saw 94 deals signed.

Alejandro Acevedo, Regional Vice President of Development, Caribbean and Latin America, at Marriott International, said that reaching 300 properties in Mexico marked a major milestone for the company. In his view, it reflects the strength of the group’s global brands and the momentum that has made Marriott the hospitality leader in Mexico, with the largest portfolio of hotels both open and under development.
He added that the richness of Mexico’s tourism landscape continues to open up new development opportunities. He attributed the group’s success in the market to a locally rooted approach, driven by talented development and operations teams who understand the country’s specific dynamics.
By combining flexible conversion platforms, an expanded all-inclusive offer, branded residences and targeted development in regional business hubs, he said, Marriott gives owners diverse ways to create value, while offering Marriott Bonvoy members greater choice in tailoring their stays.
Luxury and all-inclusive on the coast
In beach markets, momentum is centred on luxury and all-inclusive. In June, the group opened The St. Regis Costa Mujeres Resort, Cancún, a beachfront resort located close to protected mangroves and the coral reef.
A month earlier, Marriott had opened The Westin Playa Vallarta, the Westin brand’s first all-inclusive resort in Mexico. The property is a conversion.
Several projects are set to extend this trend along the coastline. Casa Nizuc, a Tribute Portfolio Resort, is expected in November. The group has also announced an agreement with BlueBay Group to introduce an all-inclusive resort under the Marriott Hotels brand on the Riviera Maya.
A second agreement, with The Reef Resorts & Spa, provides for the conversion of three properties into the Tribute Portfolio Hotels collection: The Reef Playacar, The Reef 28 and The Reef Coco Beach. The deal will add 676 rooms to the brand’s all-inclusive pipeline and mark its arrival in Playa del Carmen.

Conversions as a growth driver
Conversions account for 35% of the signed pipeline in Mexico and play a growing role in the group’s development in the country. They rely mainly on brands suited to this format, such as The Luxury Collection, Autograph Collection and Tribute Portfolio Hotels. The flexibility of these platforms appeals to owners of independent properties.
The segment has gained visibility in recent years thanks to several completed projects, including Royalton Splash Riviera Cancun, an Autograph Collection All-Inclusive Resort, and Paraiso de la Bonita, a Luxury Collection Resort, Riviera Maya, Adult All-Inclusive.
Upcoming openings include Hotel Boca Alameda, Mexico City, Autograph Collection; Delta Hotels by Marriott Chihuahua; and CASAMAYOR Hotel Hacienda, Autograph Collection.
Regional cities, the next growth engine
Marriott is also expanding into the country’s secondary and tertiary markets, serving both leisure and business travel. Regional industrial and commercial hubs are underpinning this growth, as shown by the openings of Sheraton León in April, Fairfield by Marriott San Luis Potosí Los Lagos in July and Courtyard by Marriott Torreón in August.
Further projects are due to open in 2027 in the states of Chihuahua, Michoacán and Puebla. Headquartered in Bethesda, Maryland, and listed on Nasdaq, Marriott International had around 10,000 properties in 146 countries and territories as of 11 June 2026.
Our analysis | Mexico, the pivot of the all-inclusive strategy
This milestone confirms Mexico’s central role in Marriott’s all-inclusive strategy. The format, long concentrated in the Caribbean and Latin America, is now being exported, as shown by the signing of The Ritz-Carlton, Kemer, All-Inclusive in Turkey.
The segment is also fuelling competition for talent, as illustrated by the appointment of Alex Andrade, formerly of Hilton, to lead The Westin Playa Vallarta. Finally, the weight of conversions in the Mexican pipeline shows that the group’s growth depends as much on repositioning existing assets as on new-build development.
