Netherlands | Marriott signs eight hotels with Townhouse Hotels and launches Series by Marriott in the Dutch market

Marriott International has reached an agreement with Dutch operator Townhouse Hotels. Eight city hotels, totalling more than 700 rooms, will join its portfolio in the Netherlands. Six properties will move under Series by Marriott, which thereby enters the country, and two will join Tribute Portfolio. The group is also establishing a presence in Maastricht and Eindhoven for the first time.

A structuring deal for Marriott in the Netherlands

Marriott International has announced an agreement with Townhouse Hotels covering eight hotels and more than 700 rooms in the Netherlands. Six properties are expected to join Series by Marriott, which is thereby making its debut in the Dutch market. The other two will be affiliated with Tribute Portfolio, the group’s collection of characterful independent hotels.

The agreement covers city hotels in five Dutch cities. Marriott is strengthening its presence in Amsterdam, Breda and The Hague. It is also entering Maastricht and Eindhoven, two cities where the group was not yet present.

“This agreement represents a significant milestone for Marriott International in the Netherlands, bringing eight distinctive hotels into our portfolio and introducing Series by Marriott to the Dutch market,” said Jerome Briet, chief development officer, Europe, Middle East & Africa, Marriott International. “These projects offer a mix of independent hospitality experiences across sought-after destinations, while also enabling our entry into Maastricht and Eindhoven.”

Townhouse Hotels steps up a gear

Townhouse Hotels was founded in Maastricht in 2008. The group describes itself as a collection of city hotels rooted in the identity of each city. It currently operates ten properties in Amsterdam, The Hague, Maastricht, Eindhoven and Breda. Since February 2026, it has been led by Rick de Jonge, appointed CEO with a remit to accelerate the brand’s development.

It is worth noting that Townhouse Hotels is part of the portfolio of European Hotel Capital (EUHC). This Dutch hotel investment company, active since 2022, also holds stakes in Motto by Hilton Rotterdam and the future Mama Shelter Amsterdam (2027).

“These agreements reflect our long-term vision for Townhouse Hotels: a portfolio of distinctive hotels with a strong identity, backed by a global platform,” said Joost Mees, managing partner of European Hotel Capital (see box). “With our boutique hotels The ALD and Mariënhage joining Tribute Portfolio, and all Townhouse Hotels joining Series by Marriott, we strengthen the foundation of the company and position it for sustainable growth in the years ahead.”

THT analysis – This deal follows the Series by Marriott model: an established regional group joins the Marriott system as a block, rather than hotel by hotel. This is already the case in India, Japan and, more recently, South Korea with the Anook Signature Seoul Guro. In the Netherlands, Marriott is splitting the Townhouse Hotels portfolio between two brands. Its midscale city hotels go to Series by Marriott, while its two most distinctive boutique addresses go to Tribute Portfolio.

Series by Marriott is a collection brand that brings together established regional hotel brands. It targets travellers seeking comfort, good value and a sense of place. Launched in 2025, the brand made its European debut with 11 hotels signed in Italy and the United Kingdom. It is now expanding into the Netherlands.

In Amsterdam, the current Hotel Qbic WTC Amsterdam will become Townhouse Amsterdam WTC, Series by Marriott, following a rebrand. The hotel has 84 rooms and is located in the Zuidas business district. In The Hague, Townhouse The Hague, Series by Marriott, will offer 88 rooms close to government institutions and international organisations.

Maastricht is home to three properties. Townhouse Maastricht, Series by Marriott, has 82 rooms near the historic centre. Townhouse Mabi Maastricht, Series by Marriott, is a 55-room boutique hotel housed in a former cinema. Townhouse Kaboom Maastricht, Series by Marriott, offers 79 rooms and focuses on bold design and a lifestyle-led concept.

In Breda, the current Hotel Keyser will become Townhouse Breda, Series by Marriott, following its rebrand. With 106 rooms, it will be the largest Series by Marriott hotel in this portfolio.

Two boutique addresses for Tribute Portfolio

The group’s two boutique properties will join Tribute Portfolio, which is already present in the Netherlands. The Ald Hotel The Hague, a Tribute Portfolio Hotel, has 91 rooms in the heart of The Hague. Its positioning rests on contemporary interior design and a personalised guest experience.

Hotel Mariënhage Eindhoven, a Tribute Portfolio Hotel, occupies a listed former monastery complex and has 134 rooms. It marks Marriott’s arrival in Eindhoven, one of Europe’s leading technology and innovation hubs.

A Dutch portfolio of more than 30 hotels

As of the end of the second quarter of 2026, Marriott operated more than 30 hotels in the Netherlands across 12 brands, including W Hotels, Marriott Hotels, Sheraton, Renaissance, Autograph Collection, Moxy, Element and citizenM. The agreement with Townhouse Hotels takes this to 13 brands with the arrival of Series by Marriott.

For Marriott, this partnership illustrates a growth strategy in Europe based on collaborations with established owners and operators. The group relies heavily on conversions, which accounted for nearly half of signings in a record 2025 in Europe, the Middle East and Africa.
