Meliá Hotels International has invested €50 million in repositioning Paradisus Cancún, one of its flagship resorts in Mexico, originally opened in 1986 by the group's founder. The investment forms part of an active asset management strategy that has involved nearly €1 billion across more than 90 hotels in recent years, with a clear objective: to improve profitability and the long-term value of properties considered strategically important.

Upgrading a landmark hotel asset

Meliá Hotels International has invested €50 million in repositioning Paradisus Cancún on Mexico’s Caribbean coast. The project aims to strengthen the competitive position of one of the group’s most emblematic resorts in Mexico, improve its profitability and enhance its long-term strategic value.

The group presents the investment as an example of disciplined capital allocation, focused on assets with significant value creation potential. The renovation is intended to bring the property more closely into line with Meliá’s premium and luxury positioning while optimising the asset’s performance over time.

According to Gabriel Escarrer, Chairman and Chief Executive Officer of Meliá Hotels International, “At Meliá, we believe in the potential of our assets and our ability to generate sustainable, long-term growth through strategic investment. The €50 million investment in Paradisus Cancún will enable us to further enhance the guest experience, strengthen the resort’s profitability and long-term value, and continue contributing to the development of Quintana Roo by supporting employment and economic activity in the local community. This is a clear example of our commitment to investing in hotels where we can create the greatest value, both for our business and for the destinations in which we operate.”

Nearly €1 billion invested across more than 90 hotels

Paradisus Cancún is not an isolated case. Alongside owners and co-investors, Meliá is implementing a large-scale repositioning programme: more than 90 hotels have been transformed in recent years, with a combined investment approaching €1 billion dedicated to upgrading their positioning and enhancing their value.

The group cites several European examples, including Villa Le Blanc Gran Meliá in Menorca, the Paradisus resorts in the Canary Islands and ZEL Mallorca. The latter increased its revenue fivefold in its first season following repositioning. In each case, the underlying rationale remains the same: raising quality standards and enhancing the guest experience to achieve sustainable financial results and stronger long-term returns.

This focus on asset performance is accompanied by tools specifically designed for the resort segment, as illustrated by Meliá’s partnership with Duetto to develop revenue management capabilities tailored to resorts.

Analysis – For owners and investors, Meliá’s approach reflects an increasingly important capital allocation decision among hotel operators: concentrating investment on a limited number of assets capable of justifying repositioning, rather than spreading renovation budgets too thinly. This also relates to the broader question of hotel management company valuations, which are increasingly linked to the actual performance of the assets under management.

Deep roots in Quintana Roo

The renovation also has a significant local economic dimension. Meliá intends to strengthen the resort’s contribution to the Quintana Roo economy through closer partnerships with local suppliers, professional development opportunities for employees and the creation of more than 650 indirect jobs. The group also highlights experiences designed to connect guests with the region’s culture, natural heritage and traditions.

The property holds a special place in the group’s history. At the inauguration, Gabriel Escarrer recalled: “With this investment, we are building on the remarkable legacy established by my father when he opened this hotel in 1986. His first venture into the Mexican Caribbean reflected a vision of growth inseparable from social development and the preservation of the region’s exceptional natural environment, a commitment we continue to honour today.”

A structured environmental programme

On the environmental front, the resort’s sea turtle conservation programme has helped protect more than 175,000 eggs over the past three years, involving guests and employees in awareness-raising activities. These initiatives are complemented by energy and water efficiency measures, together with comprehensive waste recycling programmes.

These commitments have been recognised through Ecostars Bronze 2026 certification and the Socially Responsible Company distinction. They build on a compliance and governance policy that the group has recently strengthened through the award of three new AENOR certifications.
