In Dubai, property and hospitality developer Seven Tides has officially launched NH Collection Dubai Ibn Battuta, a 396-room property born from the complete transformation of the former Oaks Ibn Battuta Gate Hotel. The property, operated by Minor Hotels, extends the partnership between the two groups around the NH Collection brand in the United Arab Emirates. The repositioning illustrates Seven Tides' strategy of sustained reinvestment in its existing hotel portfolio in response to the upmarket shift in the Dubai market.

A thorough transformation of the former Oaks Ibn Battuta Gate

Seven Tides has announced the official launch of NH Collection Dubai Ibn Battuta, following a phased transformation programme at the former Oaks Ibn Battuta Gate Hotel Dubai. The 396-room property, located immediately adjacent to Ibn Battuta Mall, has undergone an extensive renovation spanning rooms, suites, public areas and the entire food and beverage offering.

The repositioning reflects an upmarket strategy rather than a purely cosmetic refresh. Seven Tides describes a long-term approach aimed at evolving its hotel assets in step with the transformation of Dubai’s tourism and hospitality sector.

Minor Hotels strengthens its presence through a consolidated partnership with Seven Tides

The property remains owned by Seven Tides but is operated by Minor Hotels, which has run NH Collection Dubai The Palm since 2023, the first NH Collection property to open in the United Arab Emirates. This new signing confirms the strength of the relationship between the two groups, whose collaborations in the UAE have multiplied in recent years, notably at Palm West Beach.

Ghanim Bin Sulayem, Group CEO & Managing Director of Seven Tides, said that NH Collection Dubai Ibn Battuta represents a significant investment in one of the group’s established hotel assets and reflects its long-term approach to developing and enhancing properties in line with the continuing evolution of Dubai’s tourism and hospitality sector. He noted that the partnership with Minor Hotels had already successfully introduced the NH Collection brand to Dubai through NH Collection Dubai The Palm, and added that repositioning Ibn Battuta under the same premium brand responds to an identified opportunity to strengthen its appeal across the leisure, corporate, group and MICE segments.

The property, historically part of Seven Tides’ portfolio alongside Anantara The Palm Dubai Resort, had already been identified as a strategic asset for the group at the launch of NH Dubai The Palm in 2021, NH Hotel Group’s first move into the region.

An expanded offering for leisure, corporate and MICE segments

NH Collection Dubai Ibn Battuta offers 396 rooms and suites across Collection, Superior and Premium categories, along with Junior, Family and Terrace Pool suites. Certain two-bedroom configurations cater to families and long-stay guests, while Club Rooms and suites provide access to the Executive Lounge. Terrace Pool Suites feature private outdoor spaces with temperature-controlled pools.

On the MICE front, the property is anchored by an 871 sqm main meeting space, complemented by flexible function rooms able to host conferences, corporate events, celebrations and private receptions.

Dining and lifestyle at the heart of the repositioning

The renovation has also strengthened the hotel’s dining offering. Japanese teppanyaki restaurant Benihana takes centre stage, alongside new concepts Taste, an all-day contemporary dining destination, and Nomad, a specialty coffee concept. These additions complement existing venues such as Skyline Pool Bar, McGettigan’s and Rodeo Drive.

On the leisure side, the property features a rooftop pool, a fitness centre, a spa, a beauty salon and a dedicated children’s area.

An ongoing investment strategy for Seven Tides

Ghanim Bin Sulayem said the transformation reflects an active investment strategy across the group’s hotel portfolio, aimed at strengthening the positioning and commercial performance of its assets while creating long-term value. He noted that the property’s location, scale, and leisure and MICE offering position it well to capture growing demand across Dubai’s leisure, corporate and events segments.

He reaffirmed Seven Tides’ confidence in Dubai’s hospitality sector and the group’s intention to continue identifying investment and value-creation opportunities across its portfolio, in line with the emirate’s tourism ambitions.
