Development, Portugal | In Comporta, Coporgest invests €220 million in the Iberian Peninsula’s first Park Hyatt

Portuguese property developer Coporgest announces a €220 million investment in the tourism project marking the Iberian Peninsula entry of Park Hyatt, the luxury brand of US group Hyatt Hotels Corporation. The agreement for the construction of the Comporta Beach Resort – Park Hyatt Comporta & Luxury Beach Residences by Coporgest has already been signed, with the ambition of strengthening Comporta’s international positioning as one of Europe’s most exclusive destinations.

The project is built around a classic 58-room and suite hotel, including two presidential suites with private pools, complemented by 37 V2 to V4-type villas, each with a private pool, and 71 T1 to T3-type apartments. The property will also feature a dedicated hotel restaurant, a beach restaurant, a signature restaurant, a spa with an indoor pool and five treatment rooms, as well as a gym. The project also includes a desalination plant to supply all pools with seawater, as well as underground parking designed to limit surface-level vehicle presence.

Sérgio Ferreira, CEO of Coporgest, told Jornal Económico that the site is currently completing its excavation and road-building phase, due to finish by September, while the contract for utilities and finishing works was awarded in July. He noted this is a demanding project with refined construction detail, one that cannot be rushed at the expense of quality, with all units due to be delivered simultaneously, already decorated and furnished according to the interior design scheme by Australian firm Bar Studio. Completion of the whole project is scheduled for the first quarter of 2029.

The contract with Park Hyatt, signed on 9 July 2026 after nearly four years of negotiation, runs for a twenty-year term from the date of public opening. Sérgio Ferreira said the construction quality and service standards required by the brand, the most luxurious in Hyatt’s portfolio, accounted for the length of the negotiation process.

The project forms part of a marked expansion for Hyatt in Portugal, where the Group has tripled its portfolio through several recent openings and ongoing projects. In May 2026, the Group signed an agreement to convert the former headquarters of insurer Fidelidade, in Calhariz, Lisbon, into a Park Hyatt hotel and branded residences, a near-20,000 sqm complex made up of two 18th-century palaces between Bairro Alto and Chiado.

Hyatt’s Portuguese portfolio already includes the Hyatt Regency Lisbon, the brand’s first hotel in the country, opened in 2022 in Belém with 204 rooms, the Dreams Madeira Resort Spa & Marina, part of the Inclusive Collection, as well as the Hyatt Regency Vilamoura Algarve, converted from the former Dom Pedro Vilamoura hotel and opened in early 2026 with more than 250 rooms and suites. The Group also opened the Masana Algarve, Destination by Hyatt, in Olhos de Água, in March 2026, marking the Destination by Hyatt brand’s debut in the country.

Two further openings are expected this year in Lisbon: the Andaz Lisbon, in Baixa Pombalina, opened in March 2026 across five renovated historic buildings near Praça do Comércio, with 170 rooms, and The Standard, Lisbon, in Alfama, planned within the Palácio de Santa Clara, currently under rehabilitation, with 197 rooms, a spa and gardens overlooking the neighbourhood.

Hyatt Hotels Corporation now counts more than 1,450 hotels and all-inclusive properties in more than 80 countries, across six continents. In the second quarter of 2026, the Group reported net income of $110 million and EBITDA of $297 million, on total revenue up 7.8% year-on-year to $7.101 billion, with a pipeline of approximately 154,000 rooms, up 10% year-on-year.
