PREMIA Properties, a listed property company active in Greek hotel real estate, announced on 22 June 2026 a strategic investment alongside AKTI Hotels & Resorts Group. The transaction covers both a stake in the capital of the AKTI group and the financing of the renovation of its three properties on the islands of Rhodes and Kos: the Akti Imperial, the Akti Beach Club and the Akti Palace. These properties total 1,316 rooms.

AKTI Hotels & Resorts Group will retain operation of the three hotels once the deal is finalised, with PREMIA acting exclusively as a real estate investor. Final completion of the agreement is expected by the end of 2026.

A deal valued at more than €250 million

The total investment, including the cost of the renovation works, is expected to exceed €250 million. The three hotels concerned represent a built area of around 85,000 sq.m., set on plots of land totalling 300,000 sq.m. by the sea.

These properties have been in operation for more than twenty years on seafront locations that both groups consider strategic. The refurbishment programme is due to be completed in May 2028, with the aim of repositioning all three addresses in the upscale segment.

A deal that forms part of PREMIA’s portfolio growth

According to Elias Georgiadis, chief executive of Sterner Stenhus and chairman of the board of PREMIA, the deal is in line with the group’s development strategy, which aims to exceed 4,500 hotel rooms within the next two years.

Kostas Markazos, chief executive of PREMIA Properties, describes the transaction as the continuation of a strategy of seizing hotel investment opportunities, intended to strengthen the group’s financial position and the quality of its portfolio. Greece remains an active investment ground for specialist property companies, as illustrated by The Azur Selection, which recently financed its own Greek hotel portfolio via a listing on the Paris stock exchange.

Complementary expertise between investor and operator

Nikolaos Koutras, chief executive of AKTI Hotels Group, notes that the partnership brings together PREMIA’s expertise in real estate investment with the operational experience of the AKTI group in hotel management. In his view, the collaboration should generate significant synergies between the two parties, with the ambition of delivering modern, high-quality tourism infrastructure.

Rhodes, Greece’s second-largest island, has in recent years seen several international brands strengthen their presence, such as the opening of the Mercure Rhodes Alexia, the brand’s first hotel on the island. The PREMIA-AKTI deal confirms the destination’s continued appeal to institutional investors.
