Bain Capital, the global investment firm, and Omnam Group, the Europe-based hotel developer and investor, have announced the sale of The Lake Como EDITION to Sansiri Capital, the trophy asset fund of Sansiri Public Company Limited, the Thai property developer with more than forty years of experience. The transaction concludes a transformation programme jointly led by the two partners at this landmark Lake Como site.

Located in Cadenabbia, facing Bellagio, the property is around an hour from Milan and Malpensa Airport. The nineteenth-century palazzo was acquired by Bain Capital and Omnam Group in late 2021, before an extensive renovation began in April 2022. The property opened in March 2026 under Marriott International’s EDITION brand, introducing a new expression of contemporary luxury to one of Italy’s most renowned destinations.

A renovation that reshaped the asset entirely

At the time of acquisition, Bain Capital and Omnam Group had identified an opportunity in a market characterised by strong international demand, limited five-star supply and high barriers to any new lakefront development. Acquiring the property vacant allowed the two partners to pursue a complete repositioning rather than a partial renovation.

The programme reduced the room count from close to 300 to 148 larger rooms and suites, with the addition of a new dedicated spa and wellness building and an expanded dining and leisure offering. The transformation also preserved the property’s signature features, including the floating pool and beach club.

Sansiri Capital enters European luxury hospitality

For Sansiri, the deal represents a significant international investment, adding to the trophy asset portfolio of Sansiri Capital, its arm dedicated to high-end hospitality investments. Napat Thavisin, president of international operations at Sansiri Public Company Limited and managing director of Sansiri Capital, said the acquisition of The Lake Como EDITION marks an important step in the group’s New S-Curve strategy, strengthening its financial resilience and diversifying risk across its global hotel portfolio.

He added that the group remains focused on ultra-luxury trophy assets in international cities and high-demand leisure destinations characterised by structurally constrained supply. Drawing on its experience in global markets, including The Manner SoHo in New York and the rise of Standard International ahead of its acquisition by Hyatt Hotels Corporation, Sansiri intends to manage this investment in partnership with Marriott International, which will continue to operate the property.

David Zisser, CEO and founder of Omnam Group, said that The Lake Como EDITION had been an ambitious project from the outset, aiming to restore new relevance to a historic property through architecture, interior design and hospitality, while remaining true to the site’s character. He described the completion of the transaction as a significant milestone for Omnam and a validation of its development approach.

The sale forms part of a wider momentum for Omnam Group in Europe, where a pipeline of projects is currently under way in Florence, Venice, Puglia and Sicily, each aimed at repositioning distinctive properties into internationally recognised lifestyle destinations.

Ali Haroon, partner and head of Europe Real Estate at Bain Capital, said that Lake Como illustrated the fund’s approach to European real estate investment, focused on sectors underpinned by long-term structural demand and opportunities where capital, local relationships and operational capability can transform an asset in depth. He described the deal as the kind of complex, execution-intensive project that the fund’s Europe Real Estate strategy prioritises.

The transaction confirms Bain Capital’s active presence in the European hotel market, where the fund has recently stepped up activity on large-scale assets, including the Pullman Paris Montparnasse in Paris. For Bain Capital and Omnam Group, the deal demonstrates the value created by combining real estate investment, development expertise and leading hospitality partnerships on a complex asset requiring repositioning.
