A listed manor house at the heart of the English countryside
THE PIG-on the farm will occupy the historic Walton Estate, under two hours from London and an hour from Birmingham. The site lies around 8 kilometres from Stratford-upon-Avon, close to Royal Leamington Spa and Warwick, in the heart of Warwickshire.
The project involves restoring a Grade II* listed manor house, Britain’s higher tier of heritage protection, along with its farm buildings. The estate, reached via a long tree-lined drive, spans roughly 21.5 hectares of pasture and farmland on the south-western edge of the Walton Estate. The site is also of notable archaeological interest, with the remains of a deserted medieval village dating to the 13th century and features potentially going back to the Neolithic and Iron Age.
The historic farm, a new setting for the THE PIG concept
The farmhouse and its outbuildings, in weathered brick and timber frame, will house the group’s largest restaurant to date, opening onto the biggest terrace the brand has ever built. The kitchen garden, a defining feature of THE PIG’s identity, will for the first time be the first thing guests see on arrival.
On-site growing will be supplemented by sourcing from local producers, continuing the brand’s local-menu concept, historically built around a sourcing radius of about 40 kilometres. This approach fits within a broader trend of upmarket rural retreats in England, echoing the rural concept announced by Nobu Hospitality in Rutland.
35 rooms and bespoke architectural treatment
The 35 rooms will be spread across the main farmhouse and the surrounding farm buildings, each individually designed. The main house will hold the communal living spaces along with a bar in the brand’s classic style.
Set apart from the main building, overlooking a wildflower meadow, shepherd’s huts will house the treatment rooms, in a design that is understated and consistent with THE PIG collection’s identity.
A firm sustainability commitment
Sustainability remains central to the project, with food production extended across the whole estate: fruit and vegetable gardens, polytunnels, a mushroom house and an on-site smokery. EV charging points and a range of environmental measures have also been built into the renovation programme throughout.
Steady development since the estate’s acquisition in 2022
THE PIG acquired the estate in 2022, but the project remained under wraps while the necessary heritage and planning consents were secured for what the group describes as its most complex build to date. Work officially began on site in January 2026.
Kevin Styles, CEO of THE PIG Hotels, said that every PIG is born from an extraordinary building, and that this was a project the team had patiently waited several years to bring to life. He noted that working with historic buildings is never done in haste, and that the team had taken the time to ensure every decision respected the heritage of this remarkable estate. He added that THE PIG-on the farm would feel familiar to guests who know and love the group’s hotels, while pushing its restaurant-with-rooms concept further than ever before.
With this tenth property, THE PIG confirms a growth trajectory built on heritage scarcity rather than volume, in line with other listed-building restoration projects currently under way in the UK.
