An 836-room hotel integrated into a tourism destination
Scheduled to open on 1 July 2027, the Vinpearl Dream Palace Hotel forms part of the development of Vinhomes Green Paradise Can Gio, a complex combining accommodation, leisure facilities, golf, retail and luxury residences.
The property will be one of the hotel components of this wider ecosystem developed around the Vinpearl and VinWonders brands. With 836 rooms, it will be positioned as a large-scale hotel catering particularly to families and leisure travellers.
The project follows an integrated destination approach: the hotel is designed not merely to accommodate visitors to the surrounding leisure attractions, but also to become an attraction in its own right.
This strategy aims to strengthen the synergies between the complex’s various activities and encourage longer stays by creating additional opportunities for on-site spending.
Professor Morgan: the central character of an immersive hotel concept
The Vinpearl Dream Palace will revolve around a fictional character, Professor Morgan, portrayed as an inventor and explorer who has travelled through different eras and regions of the world.
His imaginary journeys will inspire the hotel’s interior architecture, guestrooms, restaurants and several leisure facilities.
Accommodation will feature themes evoking celebrations, star-filled skies, Asian streets illuminated by lanterns and music.
Family suites will interpret these themes through materials, lighting and decorative elements, while the presidential suite will draw inspiration from the character’s private quarters, where mementoes of his explorations are said to be kept.
The objective is to extend the entertainment experience into the accommodation itself, making every room part of the story presented to visitors.
Restaurants, swimming pools and event spaces form part of the concept
The thematic approach will also extend to food and beverage.
One restaurant will be inspired by the Nautilus submarine, with an interior design evoking underwater exploration. Another venue, named Cabinet of Dreams, will adopt the concept of a cabinet of curiosities, bringing together fictional objects and souvenirs collected during Professor Morgan’s travels.
Aquatic facilities will include an adventure pool inspired by tropical bays, complete with small islands and channels, as well as an infinity pool overlooking the coastal landscape.
Children will have access to indoor and outdoor play areas designed around themes inspired by tropical forests, islands and marine exploration.
Meeting and wellness facilities will also feature distinctive identities, including a ballroom inspired by a crystal palace and a spa evoking ancient Roman architecture.
This design approach aims to provide a wide range of experiences within the hotel itself, extending well beyond its accommodation function.
VinWonders, golf and residences: a large-scale leisure ecosystem
Dream Palace will form part of a broader collection of tourism and residential facilities.
The announced development includes a VinWonders entertainment destination, two golf courses comprising 36 holes in total, designed respectively by Robert Trent Jones II and Tiger Woods, international retail outlets and 137 luxury beachfront villas.
The coordinated opening of these facilities is announced for 1 July 2027, subject to the development timetable being met.
This concentration of facilities illustrates the strategy of creating integrated destinations in which accommodation, leisure and residential real estate contribute to a single tourism proposition.
For Vinpearl, the challenge is to attract several customer segments, from families visiting theme parks to golf enthusiasts and travellers seeking coastal holidays.
Vinpearl strengthens its integrated destination model
Established in 2003, Vinpearl reports a portfolio of 67 properties across 20 Vietnamese provinces and cities, alongside activities spanning hospitality, leisure, golf, conferences and cultural facilities.
VinWonders, meanwhile, operates 17 theme parks, according to figures released by the group.
The opening of Dream Palace is expected to strengthen this ecosystem’s presence in Can Gio, a coastal area within Ho Chi Minh City.
The project reflects a model in which hotel capacity supports the creation of a leisure destination rather than simply responding to pre-existing accommodation demand.
Its success will therefore depend on the attractiveness of the facilities, visitor numbers and the complex’s ability to convert day visitors into overnight guests.
LTH Analysis | When the hotel becomes an attraction and a driver of visitor demand
With 836 rooms, Vinpearl Dream Palace represents a hotel investment whose financial viability will be closely linked to the performance of the destination as a whole. Integrating a leisure park, golf courses, retail outlets and residential facilities could generate commercial synergies and increase average length of stay. However, a hotel of this size also requires substantial capacity to generate consistent demand beyond peak periods. The immersive concept provides differentiation, but may also result in additional CAPEX and maintenance costs. The project’s success will therefore depend less on its architectural originality alone than on its ability to convert the appeal of its leisure attractions into occupancy, ancillary revenue and operating profitability.
