Austria becomes a major market for Limehome
Founded in Munich in 2018, Limehome continues to develop its accommodation model, combining serviced apartments, digitally managed operations and locations in European city centres.
In an announcement published on 21 October 2026, the company confirmed that it had surpassed 1,000 accommodation units in Austria, following the signing of three new agreements in Vienna and Linz.
The Austrian capital now accounts for more than 500 units, making it one of Limehome’s largest European markets, behind Berlin and Madrid.
This concentration reflects a development strategy focused on urban destinations with strong tourism demand and good public transport connections.
The company states that its guests stay for an average of approximately three nights, a factor influencing both location selection and accommodation configuration.
Vienna: 103 additional units secured across two projects
In Vienna, Limehome has announced two new projects representing 103 units.
The first involves a former office building on Mariahilfer Straße, one of the Austrian capital’s main shopping streets.
The building will be converted to accommodate 59 serviced apartments as part of a mixed-use property development near Wien Westbahnhof railway station.
The project is being developed with CPI Europe AG, marking its second development of this kind with Limehome.
For the property owner, the conversion provides an opportunity to reposition an office asset for hospitality use while retaining its integration within a commercial environment.
The second project is located on Gusshausstraße in the Wieden district, close to Vienna’s first district, Karlskirche and the Belvedere.
It will comprise 44 units within a newly constructed building.
The property partner is LAMACO Immobilien GmbH, which is already working with Limehome on a development in Karajangasse, also in Vienna.
These two projects illustrate Limehome’s stated ability to operate across both property conversions and new-build developments.
Two recently opened Vienna properties report occupancy above 90%
Limehome is also highlighting the performance of two recently opened properties in the Austrian capital.
In Hietzing, a former hotel within the Ekazent complex underwent a complete transformation before reopening under the Limehome brand in August 2025.
The property offers 48 serviced apartments near Schönbrunn Palace.
The building also retains retail space on its lower floors.
In Meidling, Limehome has operated a new 26-unit building on Vivenotgasse since February 2026.
Developed with Majer Immobilien Holding GmbH, the property provides outdoor space for almost all accommodation units.
It also incorporates technical solutions designed to improve energy efficiency, including thermal activation of the building structure and geothermal energy.
According to Limehome, both properties have individually achieved average occupancy rates above 90% since opening.
However, these results relate to recently opened properties with different operating histories. They should not be interpreted as representing the average occupancy rate of Limehome’s entire Austrian portfolio.
Linz: Two additional projects and occupancy exceeding 93%
In Linz, Limehome is strengthening its presence through two projects developed in partnership with property owner Marcel Sobotka.
The first involves a building on Scharitzerstraße, close to the Landestheater and Volksgarten.
The project will provide 26 units within a building featuring distinctive architecture, under a single-operator occupancy model.
The second development, Linz Urfahr, opened in August 2026 in a refurbished building on Rudolfstraße, near the Ars Electronica Center.
It comprises 30 serviced apartments, ranging from 18 sq m for the smallest units to 72 sq m for family suites.
The property is also Limehome’s first Austrian location to feature the brand’s new design concept.
The operator reports that Linz Urfahr achieved an average occupancy rate exceeding 93% during its first weeks of operation.
Although this represents an encouraging initial commercial indicator, performance will need to be assessed over a longer period to establish the property’s stabilised operating results.
Office conversions, hotel repositioning and new-build developments
The diversity of the announced projects illustrates Limehome’s property development approach.
The group operates across several asset categories:
- Converted office buildings, such as the Mariahilfer Straße project in Vienna;
- Repositioned hotels, as demonstrated by the Hietzing development;
- New-build properties, including Gusshausstraße and Vivenotgasse;
- Refurbished existing buildings, notably Linz Urfahr.
This flexibility allows the accommodation product to be adapted to the characteristics of available buildings and the expectations of property owners.
The model relies on highly digitalised operations, particularly for guest interactions and the operational management of stays.
It aims to provide a standardised operating solution while retaining a degree of flexibility in building configuration.
A European portfolio exceeding 13,000 units
Limehome now reports a portfolio of more than 13,000 apartments and hotel rooms across 161 cities in 13 European countries.
The company employs more than 300 people.
Its development in Austria therefore forms part of a broader European strategy based on increasing its presence in urban markets and diversifying the types of properties it operates.

In the announcement, Matthias Maas, Vice President Expansion DACH+ & BeNeLux, emphasises that the Vienna and Linz projects demonstrate the model’s ability to respond to different property situations.
The company particularly highlights the stability sought by property owners and the potential to deploy its concept across different markets and building configurations.
However, the announcement does not disclose contractual rents, the duration of lease commitments or the investment amounts associated with the new projects.
LTH Analysis | Property conversion becomes a driver of hospitality development
Surpassing 1,000 units in Austria illustrates the growing presence of digitally operated accommodation providers in the European market.
One of the principal strengths of Limehome’s model lies in its ability to accommodate different asset types, from obsolete office buildings to hotels requiring repositioning.
For property investors, this approach can broaden conversion opportunities and offer an alternative to traditional hotel operating models.
The occupancy rates reported in Vienna and Linz are positive indicators, but they provide no information about RevPAR, operating costs or the net profitability of the properties.
The model’s economic resilience will also depend on rental obligations, conversion costs and the ability to sustain operating performance over time.
The challenge now is to demonstrate that technology-driven standardisation can deliver sustainable profitability across buildings with widely differing characteristics.
