Gencom enters the London hotel market
Gencom, a US investment and development firm specialising in premium real estate assets, has announced the acquisition of Rosewood London, located at 252 High Holborn in central London.
The five-star property comprises 308 rooms and suites and occupies a historic building constructed in 1912. The hotel is held on a freehold basis.
This ownership structure is an important feature of the transaction in a London market where freehold trophy hotel assets remain relatively scarce.
The transaction represents Gencom’s first luxury hotel acquisition in Europe and strengthens its presence in major international cities.
The acquisition price has not been disclosed.
£225 million in bank financing
The transaction was financed with the support of HSBC and Santander, which arranged a £225 million senior debt facility.
The financing will support the acquisition and a targeted capital expenditure (CAPEX) programme designed to further enhance the property’s value.
HVS Hodges Ward Elliott represented the seller.

For Alessandro Colantonio, Chief Investment Officer at Gencom, Rosewood London aligns with the group’s strategy of acquiring iconic, difficult-to-replicate properties in international markets offering strong fundamentals and value creation potential.
From Miami to London: two major acquisitions within days
The acquisition follows immediately on the heels of another significant transaction.
On 31 October 2026, La Tribune de l’Hôtellerie reported the acquisition of the 652-room InterContinental Miami by Gencom and White Bridge Capital.
Located in Downtown Miami, the 34-storey hotel occupies a strategic waterfront position overlooking Biscayne Bay and offers more than 8,360 sq m of event space.
The transaction, completed alongside White Bridge Capital and several international family offices, further strengthened Gencom’s presence in one of its established markets.
In Miami, the group also holds interests in The Ritz-Carlton Key Biscayne and The Ritz-Carlton Coconut Grove. In parallel, it is developing the mixed-use Miami Riverbridge project with Hyatt, representing more than $1.5 billion in private investment.
With the Miami and London transactions, Gencom has announced the acquisition of two hotels totalling 960 rooms across two major international markets within just a few days.
However, the two transactions involve distinct asset profiles. InterContinental Miami is a large-scale urban hotel, recently renovated and strongly oriented towards business, leisure and events demand. Rosewood London, by contrast, is positioned in the ultra-luxury heritage hotel segment, with a long-term asset appreciation strategy.
Rosewood London, a landmark luxury hospitality asset
Located close to Covent Garden, the British Museum and the Royal Opera House, Rosewood London underwent a major transformation between 2011 and 2014, led by Tony Chi Studios.
The property includes seven residential-style House suites, some measuring up to 185 sq m, as well as the Manor House Suite, which has its own private street entrance.
Its food and beverage offering is also central to its identity, with Holborn Dining Room, Scarfes Bar, Gin Bar and Mirror Room.
The hotel’s positioning therefore combines ultra-luxury accommodation, dining, events and heritage real estate.
A second Rosewood asset in Gencom’s portfolio
The acquisition also strengthens the relationship between Gencom and Rosewood Hotel Group.
The US investment group previously acquired Rosewood Bermuda in 2017.
Rosewood London therefore becomes its second owned property operating under the Rosewood brand.
Radha Arora, President of Rosewood Hotel Group, welcomed the continuation of the partnership between the two companies, while Karim Alibhai, Founder and Principal of Gencom, reaffirmed his confidence in the long-term prospects of the London hotel market.
An international platform representing $7 billion in assets
Founded more than forty years ago, Gencom reports a portfolio of $7 billion in assets under management and development.
The group states that it owns 17 hotel assets, either operating or under development, representing more than 5,000 rooms.
Through its affiliated company Pyramid Global Hospitality, it is also involved in the management of 185 properties, totalling approximately 50,000 rooms across the United States and Europe.
Its wider ecosystem also includes Convene, which specialises in meeting, event and flexible office spaces.
This structure enables Gencom to combine real estate investment, development, operational management and asset value enhancement.
LTH Analysis | Gencom accelerates its international acquisition strategy
Examining the Miami and London acquisitions together provides a clearer understanding of Gencom’s strategic direction.
First observation: the group favours established assets in markets with significant barriers to entry. Miami and London both benefit from diversified international demand, although their real estate and operational characteristics differ.
Second observation: Gencom adapts its value creation strategy to each property’s profile. In Miami, the recently renovated InterContinental offers opportunities to optimise operating revenues. In London, the announced bank financing will notably support a CAPEX programme intended to strengthen the asset’s long-term real estate value.
Third observation: financial and operational partnerships play a central role. White Bridge Capital and family offices are participating in the Miami transaction, while HSBC and Santander are financing the London acquisition. At the same time, Gencom is deepening its relationships with international brands such as InterContinental, Hyatt and Rosewood.
Finally, these transactions form part of an active portfolio management strategy, following Gencom’s reorganisation around its Capital and Real Estate businesses in August 2026 and the disposal of its remaining interest in Peninsula Papagayo, Costa Rica.
Within just a few days, Gencom has demonstrated its ability to invest simultaneously across several segments of upscale hospitality, while prioritising real estate assets whose scarcity and potential for value appreciation remain the principal investment drivers.
