Kryalos SGR, an independent private asset management company with €14.2 billion in assets under management, announces it has completed, on behalf of the Kryalos Room00 Fund, the acquisition of two hotel assets in the Italian capital: a building located at via Giovanni Amendola 85, in the immediate vicinity of Roma Termini station, and a property complex in central Rome, at largo Toniolo 4-6, near the Piazza di Spagna metro station, which will be converted into a hotel.
The via Giovanni Amendola asset spans approximately 2,000 square metres. Built in the 1970s and renovated in 2021, the hotel-designated building has 50 rooms of various types, averaging around 18 square metres, in a strategic position between via Nazionale and Termini station, within a high-footfall urban context of significant heritage value.

The via Toniolo complex, spanning approximately 2,800 square metres across seven floors and a basement, will undergo a full renovation converting it into a 45-room hotel. Management of both properties will be entrusted to Room00 Group, a next-gen Spanish hotel group operating a portfolio of four brands spanning premium hostels — Room Urban Hostel and TOC Classy Hostels — and boutique hotels — Select Natural Hotels and Letoh. The group currently operates 80 properties, either trading, under construction or in development, and ranks among Southern Europe’s fastest-growing hotel operators. The via Amendola building will operate under the Room Urban Hostel brand, the group’s flagship hostel banner, while the largo Toniolo property will be converted into a boutique hotel under the Letoh brand.

“Rome is a strategic market for Room00 Group and the spearhead of our growth in Italy. With these two properties, we reach four assets in the city, combining two of our brands to meet different types of demand, and are targeting 12 operating assets in Rome within the next 24 months,” said Ignacio Requena, CEO of Room00 Group. He noted that the partnership with an institution such as Kryalos, backed by financing from UniCredit, confirms the fit between the group’s next-gen hotel model and the requirements of professional real estate capital.
Alongside the acquisition of the via Toniolo building, Kryalos SGR has completed financing for the Kryalos Room00 Fund through a €27.5 million facility granted by UniCredit.

Italian developer Foruminvest Italia has announced the construction of a 279-room hotel in Segrate, on the doorstep of Milan Linate "Enrico Forlanini" Airport, which will open under Accor's TRIBE brand. The property will be operated by Amapa, the Italian white-label operator already running the country's first TRIBE in Malpensa. Construction began in the third quarter of 2026, with delivery targeted for the first quarter of 2028.
Hilton has announced the signing of the London Bridge Hotel, which will join the lifestyle brand Tapestry Collection by Hilton under a franchise agreement with Gama Holdings. The 153-room property, located immediately adjacent to London Bridge station, is set to open in early 2028 following a transformation representing an investment of more than €14 million. The signing marks Tapestry Collection by Hilton's debut in the British capital and brings the number of Hilton brands present in London to nine.
