Egypt | Marriott formalises agreement with Misr Italia Properties and People & Places: EGP 56.7 billion investment

Marriott International has formalised its development agreement with Misr Italia Properties and People & Places, covering nine properties representing more than 1,500 keys across Egypt’s most sought-after coastal and urban destinations. This multi-project agreement aims to enrich the country’s luxury hotel and residential offering, while supporting Egypt’s ambition to grow its tourism sector and strengthen its appeal to international investors.

The projects span beach resorts, urban hotels and branded residences under several of Marriott’s luxury and premium brands, including The Ritz-Carlton Hotels, The Luxury Collection Hotels & Resorts and Autograph Collection.

“Egypt remains a strategic growth market for Marriott, underpinned by strong tourism fundamentals, expanding infrastructure and growing demand for premium hospitality and branded residences,” said Shady Hassan, Vice President, Development – North Africa at Marriott International.

Among the announced projects, a 170-room Ritz-Carlton hotel accompanied by 268 Ritz-Carlton Residences will be built in Ras El Hekma, on Egypt’s north coast, within The Med Ras El Hekma beachfront community. Also in Ras El Hekma, a 180-room Autograph Collection hotel will be paired with 250 branded residences within the Solare Ras El Hekma integrated destination. In Sphinx City, west of Cairo, a 180-room Luxury Collection hotel will accompany 180 residences within the mixed-use The Hills of One development. An 80-room Autograph Collection hotel and 172 branded residences are planned at Kai Sokhna Red Sea, while a 100-room Autograph Collection hotel will complete the Garden 8 lifestyle development, in East Cairo.

“Hospitality is a strategic pillar of our long-term growth vision. With investments exceeding EGP 56.7 billion, our ambitious hotel expansion plans are expected to create around 6,000 direct and indirect jobs, while targeting approximately 373,000 tourists annually,” said Mohamed Khaled El Assal, CEO and Managing Director of Misr Italia Properties and co-founder of People & Places. His brother, Karim Khaled El Assal, also CEO and Managing Director of Misr Italia Properties and co-founder of People & Places, noted that the combined portfolio now exceeds 1,800 rooms and branded residences.

This agreement builds on a partnership established in 2022, with the signing of Marriott Executive Apartments and Westin Residences within the Il Bosco development, in Cairo’s New Administrative Capital. Misr Italia Properties and People & Places are targeting a portfolio of around 50 hospitality assets by 2037, consolidating their position among Egypt’s leading developers of integrated hospitality and lifestyle destinations.

This formal announcement comes just weeks after a major ownership move at Misr Italia Holding for Financial Investments: on 30 June 2026, Khaled El Assal, Mohamed Khaled El Assal and Karim Khaled El Assal (press release here) completed the acquisition of 100% of the company’s shares, which encompasses several subsidiaries, including Misr Italia Real Estate Investment, Misr Italia Construction and Development and Middle East Ras El Hekma for Touristic Investment. This portfolio, spanning 6 million square metres for more than EGP 100 billion in cumulative investment, includes Garden 8, Kai Sokhna, Solare Ras El Hekma and Il Bosco. As part of this transaction, Hany El Assal and his family exited Misr Italia Holding’s shareholding, while Khaled El Assal and his sons withdrew from Mousa Coast Touristic Development, owner of the Mousa Coast Resort in Ras Sedr. To kick off this new phase, the company announced an investment budget of EGP 8 billion for 2026, aimed at accelerating project execution and supporting its expansion, including in hospitality.
