BRL 60 million (approximately €10.8 million) invested in wellness
In Porto Belo, on the coast of Santa Catarina, property developer All Wert is continuing the development of its All Resort Club Residence property project, announcing an investment of BRL 60 million in a wellness facility named Gaia All Resort.
Covering approximately 7,000 sq m, the new complex will be located in the Terra sector, one of the residential development’s phases.
Construction has already begun, with opening scheduled for the first three months of 2030.
The investment forms part of a much larger property development covering a reported 370 hectares in the Costa Esmeralda region.
The objective is to bring together sports facilities, leisure infrastructure and wellness services typically associated with upscale hospitality within a single residential environment.
More than 40 spaces dedicated to wellness and longevity
Gaia All Resort will offer more than 40 spaces and facilities dedicated to physical activity, muscle recovery, relaxation and wellbeing.
The announced offering includes five thermal experiences, a dedicated wellness pool and recovery areas.

Richard Schwambach, Chief Executive Officer of All Wert, has also referred to several levels of experience and facilities designed to meet different relaxation and recovery needs.
The project therefore extends beyond the creation of a traditional spa.
It aims to bring together several dimensions of contemporary wellness: physical activity, recovery, prevention and the pursuit of longevity.
This approach reflects a broader shift in the expectations of affluent consumers, for whom health and wellness facilities are becoming an integral component of residential and tourism experiences.
An integrated leisure ecosystem around upscale residential property
The investment in Gaia All Resort is one component of the wider development being undertaken by All Wert in Porto Belo.
The complex already features a golf course, with further sports and recreational facilities planned.
Announced projects include a tennis centre associated with the Rafael Nadal brand and an artificial wave pool.
The development follows an integrated destination model, in which residential accommodation is complemented by facilities capable of enhancing the attractiveness and perceived value of the properties.
This strategy enables the developer to differentiate its offering through services and experiences, beyond the architectural characteristics of the residences themselves.
It also reflects the growing prominence of property developments combining residential living, sport, leisure and hospitality-inspired services.
Wellness as a differentiator in residential real estate
Gaia All Resort’s positioning illustrates a transformation in the role of wellness facilities within upscale residential developments.
Long regarded as supplementary amenities, spas and sports facilities are becoming genuine commercial differentiators in certain projects.
The range of facilities makes it possible to develop an offering that accommodates different uses, from sporting activities to physical recovery.
For developers, this strategy can help strengthen residential appeal and justify premium positioning.
However, it also raises several economic questions: the operating costs of the facilities, their management model, the service charges borne by residents and the ability to maintain service quality over time.
At this stage, All Wert has not specified how Gaia All Resort will be operated, whether it will be accessible to external customers or what revenue is expected from the activity.
LTH Analysis | When luxury hospitality concepts become residential selling points
All Wert’s investment reflects the increasing convergence between upscale residential real estate and hospitality.
Wellness facilities, sports amenities and experiential services are no longer exclusive to resorts and luxury hotels. They are increasingly helping to define the identity of major residential property developments.
By allocating BRL 60 million to a single wellness complex, All Wert is placing wellness at the centre of its positioning.
For property investors, the key question will be the value generated by these facilities relative to their construction and operating costs.
For hotel operators, this development also highlights the emergence of new forms of competition in experiences and services, extending beyond traditional accommodation.
However, this residential model must be distinguished from a hotel resort: no commercial accommodation activity or hotel operator has been identified in the information released about Gaia All Resort.
