PERIAL structures its first hotel club deal
On 26 October 2026, Groupe PERIAL announced the acquisition of the former Village des Rosiers hotel, now renamed Le Rosamundi, at 6 rue Marie-Curie in Saint-Ouen-sur-Seine.
The transaction marks the structuring of its first hotel club deal, bringing together a limited number of co-investors around a newly built 130-room asset.
Developed within Village des Rosiers, the property comprises 5,555 sq m across two buildings arranged around a central courtyard.
The hotel will also feature a restaurant, bar, terrace, and fitness and wellness facilities.
Hosense has confirmed that Le Rosamundi will open in early May 2027 as a four-star hotel.
Neither the acquisition price nor the respective equity stakes of the investors have been disclosed.
Hosense to operate the hotel, Drawing Hotels Collection to shape its cultural identity
To develop the hotel’s positioning and oversee its operations, PERIAL has partnered with Hosense, a hotel consultancy and management company jointly led by Carine Tissot and Florian Bitker.
The operator will be involved in defining how the property is used, its commercial strategy and its day-to-day operations.
Le Rosamundi will also join Drawing Hotels Collection, a hotel label associated with contemporary drawing and artistic creation.
Interior design will be entrusted to Jessica Mille, while a programme of exhibitions, private views and encounters with artists will contribute to the hotel’s cultural offering.
This approach reflects the positioning already developed by the collection at its Parisian properties, notably Drawing Hotel, Drawing House and Miss Fuller Hotel.
Beyond accommodation, the project aims to welcome local residents, businesses and professionals working in the Flea Market district, particularly through its restaurant, bar and social spaces.
Hosense now reports a management portfolio of eight properties and nearly 500 rooms.
Saint-Ouen: investing in the transformation of Greater Paris
Location is one of the principal arguments underpinning the investment.
Situated in the heart of the Saint-Ouen Flea Market district, which attracts more than five million visitors annually according to PERIAL, the hotel benefits from a distinctive commercial, cultural and tourism environment.
The neighbourhood is also part of a wider urban transformation, driven in particular by the redevelopment of the Docks de Saint-Ouen and the future Grand Paris-Nord university hospital campus.
For the investor, this location offers several potential demand segments: leisure tourism, business travel, events and visitors drawn to the Flea Market.
The cultural concept developed with Drawing Hotels Collection aims to establish the property within its local environment rather than offer a standardised hotel product.
Diversification extending to hotel operating businesses
The acquisition of Le Rosamundi comes as PERIAL seeks to strengthen its presence in hospitality without withdrawing from the office property market.
The group presents this diversification as a selective response to opportunities arising from the new property market cycle.

For Alban Halle, Managing Director of PERIAL Investment & Development, the objective is to create value by addressing the property asset, the hotel concept and its operations simultaneously.
This approach reflects an evolution in the group’s scope of activity, historically focused on property investment and asset enhancement.
Following several office repositioning transactions, PERIAL now intends to apply its expertise to enhancing the value of hotel operating businesses.
The group indicates that further projects are expected in the coming months.
PERIAL Suites Value: a second hospitality development strategy
Alongside this acquisition, PERIAL Asset Management has recently launched PERIAL Suites Value, its second professional private equity investment fund (Fonds Professionnel de Capital Investissement, or FPCI).
The vehicle targets the acquisition, conversion and repositioning of Parisian buildings into upscale hotel suites.
The two initiatives follow distinct but complementary investment strategies.
With Le Rosamundi, PERIAL is investing in a newly built hotel through a club deal involving several co-investors.
Through PERIAL Suites Value, the group intends to capitalise on opportunities to convert existing assets into higher-value hospitality uses.
In both cases, the strategy combines a property investment perspective on the hotel market with a focus on product positioning and operational performance.
LTH Analysis | The renewed importance of operational value creation in hotel investment
Le Rosamundi illustrates an interesting shift in the positioning of property investors: the performance of a hotel asset is no longer assessed solely through its location, real estate quality or the strength of its lease.
Product design, commercial identity and the performance of the hotel operating business are becoming essential components of value creation.
The partnership with Hosense reflects this approach, integrating operational requirements into property investment decisions from the outset.
For PERIAL, the challenge will be to demonstrate that an integrated approach combining property ownership, hotel concept development and operations can enhance the value of a hotel asset.
The club deal structure also enables investors to participate in a specific, identified transaction, although its financial parameters have yet to be disclosed.
Without a published acquisition price, financing structure or target returns, it remains impossible at this stage to assess the investment’s underlying economics.
