Fairmont reaches the 100-hotel milestone

Fairmont Hotels & Resorts (Accor) has announced the official opening of Fairmont New Orleans, located in the city’s Central Business District in Louisiana.

The opening carries two strategic implications.

It marks Fairmont’s return to the city after a 20-year absence and brings the brand’s global portfolio to 100 hotels.

The property comprises 250 rooms and suites and occupies part of a landmark downtown building, formerly the headquarters of the Bank of New Orleans.

For Omer Acar, CEO of Fairmont Hotels & Resorts, the opening brings together New Orleans’ cultural heritage and the brand’s international development ambitions.

He aims to position the hotel as a social and meeting destination for both travellers and local residents.

Kailas Companies transforms a 1970s bank building

Fairmont New Orleans has been developed by Kailas Companies and is operated by Fairmont Hotels & Resorts.

The hotel occupies 17 floors of the former Bank of New Orleans building, a 31-storey tower designed in 1970 by architectural firm Skidmore, Owings & Merrill.

The project is based on an adaptive reuse strategy that preserves several original architectural features.

The pavements, entrance canopy, lobby flooring, concrete walls on the first two levels, decorative bronze panels and Louisiana cypress ceilings have all undergone restoration.

Rather than adopting an approach inspired exclusively by the colonial architecture of the French Quarter, the project celebrates the aesthetics of the 1970s and a particular period in the city’s architectural history.

Interior design was entrusted to Rockwell Group.

The firm has created an environment combining mid-century design references, contemporary materials and elements evoking Louisiana’s landscapes and cultural traditions.

250 rooms and a Fairmont Gold offering scheduled for December

The property comprises 250 rooms and suites, designed with a residential feel.

The interiors combine textured materials, carefully selected furnishings, artwork and large windows offering views across the city.

Some rooms feature design elements inspired by New Orleans’ traditional balconies.

On the 29th and 30th floors, the Fairmont Gold offering is scheduled to be unveiled in December 2026.

It will include a private lounge overlooking the Mississippi River, dedicated concierge services, dining amenities and personalised guest services.

The group also plans loft-style suites featuring high ceilings and views of the Caesars Superdome.

Emeril Lagasse at the heart of the dining strategy

Food and beverage is one of the property’s principal points of differentiation.

Fairmont has partnered with chef Emeril Lagasse and The Emeril Group to develop several concepts designed to attract customers beyond the hotel’s overnight guests.

Delmonico Steakhouse

Delmonico Steakhouse brings to New Orleans a concept previously established in Las Vegas.

It offers an American steakhouse experience featuring in-house dry-aged meats, seafood and specialities inspired by local culinary traditions.

The Café by Emeril

Open for breakfast and lunch, The Café by Emeril adopts a brasserie-style concept combining French, Creole and Southern influences.

The venue connects directly to the hotel lobby to encourage visits from customers who are not staying at the property.

Additional venues scheduled for December

Several other concepts are expected to open in early December 2026.

The rooftop restaurant Bleu Perdu will offer bistro-style dining near the swimming pool, with views across the city and the Mississippi River.

The Third Measure bar, developed with Neal Bodenheimer, founder of Cure bar, will draw inspiration from New Orleans’ historic cocktail traditions.

This collection of venues is intended to establish the hotel as a dining and events destination in its own right.

More than 1,765 sq m dedicated to meetings and events

Fairmont New Orleans offers more than 19,000 sq ft of meeting and event space, equivalent to approximately 1,765 sq m.

The offering comprises nine principal event spaces:

  • Two large ballrooms of approximately 372 sq m each;
  • Six meeting rooms;
  • One boardroom;
  • Three additional pre-function areas.

The facilities can accommodate events ranging from gatherings of around ten participants to receptions for up to 500 guests.

The two main ballrooms have been created on the second floor, within the bank’s former principal hall.

The original cypress ceilings and decorative bronze panels have been preserved and restored.

Located close to the Ernest N. Morial Convention Center and the Caesars Superdome, the hotel aims to attract guests attending conventions, sporting events and cultural activities.

Spa, rooftop and wellness: a phased opening

The leisure and wellness offering will be expanded in early December with a 10,000 sq ft spa and fitness facility, equivalent to approximately 929 sq m.

It will include three individual treatment rooms, a couples’ treatment suite, sauna, steam room and relaxation areas.

The rooftop will also feature a swimming pool, cabanas, dining venues and entertainment spaces.

The property forms part of Fairmont’s new wellness approach, Wellness Without Walls, which combines on-site facilities with experiences available throughout the destination.

Announced services include discovery itineraries, outdoor activities and sports equipment made available to guests.

Although the hotel officially opened on 2 November, certain facilities are not expected to become operational until December.

A location serving both business and leisure demand

Fairmont New Orleans benefits from a central location close to the French Quarter, Warehouse District, Bourbon Street and the city’s principal event venues.

This position enables the property to target several customer segments: leisure travellers, convention delegates, event attendees and local residents visiting its restaurants and bars.

Eric Overstreet, General Manager of Fairmont New Orleans, emphasises the ambition to establish the property as an integral part of the city’s social life.

Published rates start from $459 per night, subject to availability and booking conditions.

The property also participates in the ALL Accor loyalty programme.

LTH Analysis | Adaptive reuse of a landmark building supports Fairmont’s expansion

The opening of Fairmont New Orleans illustrates several trends in upscale hotel development.

The first concerns the conversion of commercial buildings into hotel assets.

The decision to use a former 1970s bank building makes it possible to enhance the value of existing architecture while repositioning the asset within the luxury hospitality market.

Such projects may offer opportunities for investors but require careful management of the technical, regulatory and financial constraints associated with property conversions.

The second consideration is revenue diversification.

With a dining offering developed in partnership with Emeril Lagasse, substantial event facilities and leisure amenities, Fairmont aims to generate multiple sources of revenue beyond accommodation.

Destination dining and the MICE segment are two essential drivers of the business model.

The hotel’s location near New Orleans’ main cultural and event venues further supports this strategy.

The third consideration is the development of the Fairmont brand.

Reaching the 100-hotel milestone represents a symbolic achievement for Accor in the international luxury segment.

This growth is supported in part by the brand’s ability to partner with property investors and developers to transform assets with repositioning potential.

In the case of Fairmont New Orleans, Kailas Companies is responsible for the property development, while Fairmont operates the hotel, illustrating the complementary roles of real estate expertise and hospitality management.

The investment amount and financial terms of the project have not been disclosed.

The property’s performance will depend in particular on its ability to attract luxury travellers, maximise the value of its dining offering and generate consistent events business.

Beyond its symbolic significance, this 100th opening confirms the strategic importance of converted urban properties in the expansion of international luxury hotel brands.
