An operations executive joining from Hines Italy

Salvatore Marmolaro has joined 753 Hospitality as Director of Operations.

He previously held the position of Director of Operations, PBSA Italy, at Hines, the international real estate investment and development group, having undertaken several operational management roles during more than five years with the company.

At Hines Italy, he contributed to the introduction and development of the aparto brand in the Italian private student accommodation market, also known as PBSA (Purpose-Built Student Accommodation).

According to 753 Hospitality’s announcement, he contributed to the opening of six properties, including aparto Milan Durando and aparto Florence Manifattura.

This experience enabled him to operate in an environment where residential operational performance, service quality and real estate asset value are closely interconnected.

From NH Hotel Group to The Social Hub and aparto

Before joining Hines in May 2021, Salvatore Marmolaro had built much of his career in the hotel industry.

At NH Hotel Group, now part of Minor Hotels, he held various positions in Milan and Rome.

His career included roles at nhow Milano, followed by NH Collection Porta Nuova and NH Palazzo Moscova, before becoming Deputy Manager at NH Collection Vittorio Veneto in Rome.

In 2018, he joined The Social Hub in Florence, initially as Assistant General Manager and subsequently as General Manager from March 2019.

He contributed to the establishment in Italy of this concept combining hotel accommodation, student housing, workspaces and social facilities.

This period marked a transition between traditional hotel operations and emerging multi-use hospitality formats.

In May 2021, he joined Hines as Cluster General Manager for aparto, before being promoted to PBSA Operations Manager in January 2024 and then Director of Operations, PBSA Italy, in September 2025.

A graduate of Università degli Studi di Napoli Federico II, he holds a master’s degree in Tourism Systems Design and Management, following a bachelor’s degree in Tourism Sciences with a management specialisation.

Expertise spanning hospitality and managed residential real estate

The appointment comes amid increasing convergence between operating models across several hospitality segments.

Student residences, hybrid concepts and hotels share a number of operational challenges: service quality, team management, cost control, resident or guest experience, and asset performance.

Salvatore Marmolaro‘s career reflects this convergence.

His experience at NH Hotel Group provided him with a foundation in hotel operations, while The Social Hub enabled him to work in an environment combining several uses.

At Hines, he subsequently developed expertise more directly associated with operating a portfolio of student residences and managing their real estate performance.

753 Hospitality particularly highlights this combination of operational and real estate expertise, alongside his people-focused management approach.

LTH Analysis | The transfer of expertise between hotels and managed real estate

Salvatore Marmolaro’s appointment illustrates an evolution in the recruitment of operational executives across the hospitality industry.

Skills traditionally associated with hotel management are increasingly being applied to other asset classes, including student accommodation, co-living, serviced apartments and hybrid hospitality concepts.

Conversely, hotel operators can benefit from executives who have acquired experience managing residential assets and multi-site portfolios.

PBSA has several distinctive economic and operational characteristics: generally longer occupancy periods than hotels, seasonality linked to the academic calendar, the importance of community management and marketing requirements specific to student accommodation.

These differences do not prevent the transfer of relevant skills, particularly in operational structuring, management and performance monitoring.

For 753 Hospitality, the arrival of an executive who has worked successively at NH Hotel Group, The Social Hub and Hines brings experience of three distinct operating models.

However, the announcement does not specify the exact scope of the portfolio he will oversee or the operational objectives associated with his new position.

These details will be important in assessing the role of this appointment within the company’s development strategy.

Beyond the individual career move, the appointment highlights operators’ growing interest in executives capable of bridging hotel operations, managed real estate and guest experience.
