Middle East | IHG Accelerates Luxury Expansion: Kimpton Debuts in Qatar as Vignette Collection Adds 1,400-Room Abu Dhabi Resort

IHG Hotels & Resorts announced two major developments in the Middle East on 2 November 2026: the opening of Kimpton Al Rowda Doha, the brand's first property in Qatar, and the addition of Aldar-developed Yas World Resort on Abu Dhabi's Yas Island to Vignette Collection. Together representing more than 1,680 rooms and residences, the two developments illustrate complementary drivers of IHG's regional expansion: lifestyle brand development and the conversion of existing hospitality assets.

Two developments strengthen IHG’s Luxury & Lifestyle portfolio

IHG Hotels & Resorts is continuing its expansion across the Gulf states with two announcements made simultaneously on 2 November 2026.

In Qatar, the group has opened Kimpton Al Rowda Doha, a 283-key property marking Kimpton’s debut in the country and its second location in the Middle East after Riyadh.

In the United Arab Emirates, IHG has announced the addition of Yas World Resort, formerly Yas Plaza Hotels, to its collection of independent hotels, Vignette Collection.

Developed by Aldar, the six-hotel complex comprises more than 1,400 rooms and suites. It therefore becomes the largest hospitality complex marketed under Vignette Collection worldwide.

These developments reflect two distinct strategies: introducing a lifestyle brand into a new market and repositioning an existing hotel portfolio within an international network.

Qatar: Kimpton makes its Doha debut with 283 keys

With the opening of Kimpton Al Rowda Doha, IHG introduces its luxury lifestyle brand to Qatar, combining a residential approach to accommodation with a strong emphasis on dining and social spaces.

The property comprises 223 rooms and suites alongside 60 serviced residences.

The residences offer one- to three-bedroom configurations, with fully equipped kitchens and living areas, catering to both short stays and extended accommodation requirements.

The architectural concept draws inspiration from desert landscapes, local heritage and Doha’s contemporary identity.

Five dining venues and leisure facilities

The hotel offers five dining concepts, several of which contribute to its positioning as a social destination open to the wider city.

August Zang focuses on artisan bakery products and coffee, while The Oat House offers all-day dining, including plant-based options.

The Surry adopts the atmosphere of an Australian pub, while Sprezzi, located beside the rooftop pool, specialises in Italian cuisine.

A fifth venue, The Capital Grille, is scheduled to open following the completion of renovation works.

Additional facilities include an infinity pool overlooking West Bay, a 24-hour fitness centre and Sandscapes Spa and Wellness.

The hotel also features the Sandalwood Ballroom and meeting facilities designed for corporate and private events.

Kimpton’s second property in the Middle East

For Haitham Mattar, Managing Director, India, Middle East & Africa at IHG Hotels & Resorts, the Doha opening represents another stage in Kimpton’s regional expansion.

General Manager Adnan Khan aims to position the hotel as a social destination frequented by both travellers and Doha residents.

The property joins IHG’s existing portfolio in Qatar, where the group is already represented by InterContinental, voco, Crowne Plaza, Holiday Inn and Staybridge Suites.

Following Kimpton KAFD Riyadh, the group plans to continue expanding the brand with future properties in Dubai and Jeddah.

Abu Dhabi: six hotels brought together under Vignette Collection

In the United Arab Emirates, IHG has simultaneously announced the addition of Yas World Resort to Vignette Collection.

Previously known as Yas Plaza Hotels, the complex brings together six hotels on Yas Island, one of Abu Dhabi’s principal leisure and entertainment destinations.

Developed by Aldar, the complex comprises more than 1,400 rooms and suites.

According to IHG, it is now the largest Vignette Collection complex worldwide.

The transaction does not involve the creation of six entirely new hotels, but rather the repositioning of an existing hospitality complex under a new commercial identity.

Six distinct hotel identities within one resort

The complex retains a structure comprising six separate hotels, each with its own distinctive theme.

HotelTheme and positioning
VerdeMangroves and the natural environment
VistaThe bay and maritime landscapes
PulseMotor racing circuit and motorsport
HorizonMarina and nautical experiences
FairwayGolf and landscaped surroundings
HavenComfort and extended stays

This structure enables the resort to offer several experiences within a single complex while sharing certain facilities and services.

It is consistent with Vignette Collection’s positioning, which brings together properties with their own identities under a common commercial platform.

A resort integrated into Yas Island’s tourism ecosystem

Yas World Resort benefits from a location at the heart of Yas Island’s tourism ecosystem.

The island is home to Ferrari World, Warner Bros. World Abu Dhabi, SeaWorld Yas Island and Yas Waterworld, as well as Yas Marina Circuit, Etihad Arena and various leisure facilities.

The hotel complex offers an integrated range of facilities, including:

  • 21 food and beverage venues;
  • 6 swimming pools;
  • 3 spas;
  • 3 children’s clubs;
  • A private beach, Cyan Beach;
  • Sports facilities, including tennis, padel and squash.

Guests staying at any of the six hotels can access the resort’s shared facilities.

This sharing of amenities is a central element of the announced repositioning.

It enables the complex to be marketed as an integrated resort destination rather than a collection of separate hotels.

Aldar continues transforming its hotel portfolio

For Kapil Aggarwal, CEO of Aldar Hospitality, Yas World Resort represents another step in the transformation of the group’s hotel assets in Abu Dhabi.

The partnership with IHG is intended to strengthen the resort’s commercial positioning and enhance the value of investments made in its facilities and shared spaces.

The integration into Vignette Collection also introduces new experiences inspired by Emirati heritage.

The guest welcome experience incorporates the traditional “Marhaba El-Saa” ritual, complemented by a signature scent developed with the House of Artisans in Abu Dhabi.

Locally crafted products are also offered for sale, with proceeds contributing to the support of artisans and the preservation of traditional skills.

IHG indicates that further enhancements are planned across dining, wellness and sports facilities.

The group has not disclosed the amounts invested in the transformation or the financial terms of its agreement with Aldar.

Two complementary strategies for IHG’s Middle East expansion

The two announcements highlight the range of mechanisms used by IHG to strengthen its presence in the luxury and lifestyle segments.

In Doha, the group is pursuing the geographical expansion of an international brand, Kimpton, whose identity is built around a differentiated hospitality experience.

In Abu Dhabi, the objective is different: integrating an established hotel complex into a global distribution and loyalty network while preserving the individual characteristics of its six properties.

Both developments will benefit from IHG One Rewards, the group’s loyalty programme.

For owners, this commercial integration can provide greater visibility and access to international distribution.

For IHG, it contributes to network expansion without necessarily relying exclusively on new construction.

LTH Analysis | Two models of value creation for hotel owners

The openings and repositioning projects announced simultaneously by IHG illustrate two development strategies of particular relevance to property investors.

Kimpton Al Rowda Doha represents a brand development strategy, introducing a lifestyle brand into a market where IHG already operates several other brands.

The combination of hotel rooms, serviced residences and dining venues reflects an intention to diversify revenue streams and customer segments.

The property therefore aims to attract not only overnight guests but also local customers likely to use its restaurants and leisure facilities.

Yas World Resort is more closely aligned with a strategy of repositioning and enhancing the value of existing assets.

For Aldar, bringing six hotels into Vignette Collection provides access to an international commercial platform while maintaining differentiation between the individual properties.

This structure may help strengthen the resort’s overall positioning, develop operational synergies and improve its visibility among international travellers.

It also raises several questions for owners and asset managers: affiliation costs, investment required to meet brand standards, governance of shared facilities and allocation of financial performance between the different hotels.

The resort’s scale is a distinguishing feature. With more than 1,400 rooms, its financial performance will depend as much on room sales as on its ability to generate value from dining, leisure activities and shared services.

Finally, both developments form part of the Gulf countries’ tourism diversification strategies, where hotel investment accompanies the development of cultural, events and leisure destinations.

For IHG, the strategic advantage lies in combining strong brands with contractual models adapted to owners’ objectives.

The Doha and Abu Dhabi announcements therefore demonstrate how a single hotel group can simultaneously expand a lifestyle brand and strengthen its network through the affiliation of an existing property portfolio.
