Gernot Porcher takes responsibility for a&o’s property assets

Berlin-based a&o Hostels, described as Europe’s leading hostel network, has announced the appointment of Gernot Porcher, aged 56, as Senior Vice President Construction.

He will oversee the planning, construction and long-term preservation of the group’s property portfolio.

His responsibilities therefore cover the entire asset lifecycle, from project design through to operation and adaptation to changing market requirements.

For Oliver Winter, founder and CEO of a&o, the appointment brings comprehensive real estate expertise to the group, combining design, planning, project delivery and long-term building management.

Gernot Porcher will lead a team of ten employees, with additional recruitment expected shortly.

A career spanning consultancy, risk management and hotel real estate

A qualified architect with a real estate economics qualification from ebs, Gernot Porcher has experience at the intersection of property development and hotel operations.

Until 2015, he worked at EY (Ernst & Young), where he headed project and risk management activities.

He subsequently joined Deutsche Hospitality, formerly Steigenberger, which later became H World International.

His most recent position there was Vice President Real Estate.

This background has given him expertise in the development, transformation and value enhancement of hotel assets.

His appointment comes as a&o accelerates its real estate investment programme and seeks to adapt its portfolio to the changing requirements of the budget accommodation market.

Six new European properties planned by the end of 2028

a&o is planning six additional European properties by the end of 2028, including four scheduled for 2027.

Two openings have already been announced for next year:

  • a&o Berlin Checkpoint Charlie, which will become the group’s fourth property in the German capital.
  • a&o Heidelberg, a new location in Baden-Württemberg.

Two further properties are expected to open by the end of 2027, followed by another two in 2028.

This programme follows acquisitions and property conversions completed over the past two years in Manchester, London, Milan, Florence and Brussels.

a&o’s development strategy relies in particular on converting and adapting existing buildings.

This approach requires tight control over conversion costs, maintenance and the flexibility of interior spaces, all areas that now fall within Gernot Porcher’s remit.

A portfolio of 46 properties and 31,600 beds

Founded in 2000 by Oliver Winter, a&o currently operates 46 properties with approximately 31,600 beds across 32 cities in ten European countries.

The group has increased its capacity by approximately 11,500 beds over the past two years.

Oliver Winter believes there is potential to double the portfolio.

a&o’s traditional customer base includes independent travellers, families, school groups and younger travellers. The group is also seeing increasing demand from business travellers and older guests.

This diversification of its customer base accompanies the transformation of the hostel sector, which is attracting growing attention from institutional investors.

Revenue of €245 million in 2025

According to a&o, 2025 was the strongest financial year in its history.

Metric20252024
Revenue€245m€232.4m
Number of guestsApproximately 3 million2.8 million
Overnight stays6.6 million6.2 million
Room occupancy rate76%Not disclosed

These results illustrate the growth of the budget accommodation model developed by the group.

The increases in guest numbers and revenue come against a backdrop of network development and customer diversification.

€874 million refinancing with Apollo

In terms of ownership, a&o has been held by StepStone Group and Proprium Capital Partners since late 2023.

The group recently announced the completion of an €874 million refinancing transaction with financial investor Apollo.

The announcement does not provide details of the transaction’s structure, maturity profile or associated financial terms.

Nevertheless, the refinancing comes during a period of accelerating real estate development.

For a&o, controlling investment expenditure, building conversions and long-term property performance is a central consideration in pursuing this strategy.

More flexible and sustainable property assets

Gernot Porcher intends to prioritise a comprehensive approach to real estate, integrating design, construction work and building management following completion.

His vision is based on three principles: cost control, sustainability and flexibility.

He emphasises that the management of a property asset does not end when construction is completed.

This approach aims to strengthen the ability of properties to evolve in response to changing guest expectations, regulatory requirements and operational needs.

For a budget accommodation operator, the ability to convert or adapt a building without compromising its cost structure represents a potential competitive advantage.

In parallel, the group continues its efforts to reduce CO₂-equivalent emissions per overnight stay as part of its environmental strategy.

LTH Analysis | Property conversion at the heart of the hostel business model

Gernot Porcher’s appointment illustrates the growing importance of real estate management in the development of budget accommodation networks.

With 31,600 beds, six openings announced by the end of 2028 and an €874 million refinancing, a&o is entering a phase in which investment discipline is becoming increasingly important.

Converting existing buildings can accelerate access to urban locations, but it requires particular discipline in managing costs, construction work and maintenance.

Within this model, profitability depends as much on operational efficiency as on the ability to optimise space utilisation and preserve asset value.

The arrival of a specialist with experience at EY and Deutsche Hospitality strengthens this real estate dimension.

For a&o and its investors, the next challenge will be to translate portfolio growth into sustainable property and operational performance without compromising the group’s affordable pricing proposition.
