United States, Development | Hyatt and Extell Announce 1,800-Room StandardX Times Square Hotel for 2028

Hyatt Hotels Corporation and property developer Extell Development Company have announced plans for The StandardX Times Square, a hotel with approximately 1,800 rooms in the heart of Manhattan. Scheduled to open in the second half of 2028, the project will mark The StandardX brand's first entry into North America. Beyond its scale, the development illustrates a strategy combining lifestyle hospitality, food and beverage, entertainment and tourist attractions within a single property.

A 1,800-room hotel in the heart of the Theater District

The future The StandardX Times Square will be located at 255 West 45th Street, in Manhattan’s Theater District, immediately adjacent to Times Square.

With an announced capacity of approximately 1,800 rooms, the project will represent a major development for The StandardX, a lifestyle brand within Hyatt’s portfolio.

Opening is planned for the second half of 2028.

The property will be developed by Extell Development Company, the New York-based developer founded by Gary Barnett, known for projects including Central Park Tower, One57 and several mixed-use developments combining hotels and residences.

Hyatt has indicated that The StandardX Times Square is intended to become a flagship property for the brand, rather than establishing a room-count model to be systematically replicated.

This distinction is important: the group intends to adapt The StandardX identity to an exceptional location rather than extend the 1,800-room format across its wider development pipeline.

A mixed-use development combining accommodation and tourist attractions

The distinctive feature of the project lies in the combination of several activities within a single building.

In addition to the hotel, the property will include an observation deck more than 1,000 feet, or approximately 305 metres, above Manhattan.

A fully enclosed free-fall attraction is also planned at height, alongside a rooftop swimming pool.

The development will feature several restaurants, bars and nightlife venues, including a rooftop bar and panoramic lounge.

Food, beverage and social spaces will be accessible to hotel guests as well as New York residents and visitors.

The project therefore aims to create a leisure and entertainment destination whose appeal will not depend exclusively on overnight hotel guests.

This configuration reflects a real estate approach in which accommodation is one component of a wider development designed to attract visitors and potentially generate diversified revenue streams.

However, the commercial floor areas, restaurant capacities and operating arrangements for the attractions have not yet been specified.

The StandardX: a more accessible interpretation of The Standard

Introduced as an extension of The Standard brand, The StandardX follows a streamlined lifestyle positioning.

The concept prioritises functional guestrooms, distinctive design, less formal service and an experience centred on the property’s cultural and social surroundings.

The objective is to retain The Standard’s creative identity and spirit while offering a more accessible hospitality experience in operational terms.

At Times Square, this philosophy will take on a particular dimension.

While The StandardX properties typically seek to connect guests with neighbourhood life, the New York project plans to incorporate some of the entertainment activities directly within the building.

The design will draw inspiration from New York’s theatrical character, featuring bold colours, sculptural forms and reflective materials.

Guestrooms will retain a relatively straightforward approach, while public spaces will provide the main focus for activity and entertainment.

Hyatt strengthens its lifestyle portfolio in New York

The arrival of The StandardX in Times Square builds on The Standard’s existing history in New York.

The brand is already associated with two established properties: The Standard, High Line, known particularly for its architecture, restaurants and nightlife, and The Standard, East Village, which is more closely integrated into its neighbourhood surroundings.

The future hotel will introduce a third approach, based on substantially greater capacity and a stronger integration of entertainment activities.

For Hyatt, the opening will also represent another step in the development of its Lifestyle portfolio, which includes The Standard, Andaz, Thompson Hotels, Dream Hotels and The StandardX.

Amar Lalvani, Hyatt’s Chief Creative Officer and President & Creative Director of The Lifestyle Group, emphasises that the objective is to preserve The Standard’s identity while simplifying the hotel experience.

The project also reflects the continuation of the relationship between Hyatt and Extell Development, which have previously collaborated on several real estate developments.

LTH Analysis | Testing the lifestyle model at very large scale

With approximately 1,800 rooms announced, The StandardX Times Square raises a strategic question: can a lifestyle concept, traditionally associated with a strong personality and distinctive guest experience, preserve its identity at the scale of a very large hotel?

The project depends on a particular balance.

On the one hand, guestrooms and hotel services are intended to remain relatively straightforward, in keeping with The StandardX positioning.

On the other, public spaces and entertainment activities are expected to play a major role in both the guest experience and the overall property’s appeal.

This arrangement could allow some of the operational complexity associated with accommodation to be separated from that of food, beverage and leisure activities.

Nevertheless, it raises several issues for investors and operators.

The first concerns the management of guest and visitor flows.

A 1,800-room hotel in Times Square entails substantial daily volumes of guests, employees, deliveries and services. The integration of tourist attractions and publicly accessible restaurants will add another dimension to this complexity.

The second issue concerns revenue structure.

An observation deck, a free-fall attraction and several food and beverage venues could diversify revenue streams beyond room sales.

However, their actual contribution will depend on operating arrangements, capital investment and the commercial performance of each activity.

The third issue relates to real estate profitability.

Neither the investment amount, the contractual arrangements between Hyatt and Extell, nor the project’s financial projections have been disclosed at this stage.

These details will be essential to assessing the economics of a development combining a very large hotel with entertainment facilities.

Finally, pricing strategy will also warrant close attention.

The StandardX positions itself as offering a more accessible and streamlined experience than The Standard. This does not necessarily mean that the property will adopt a budget positioning, particularly in a real estate and hospitality market as distinctive as Manhattan.

The challenge will be to convert Times Square’s considerable visitor appeal into hotel performance while maintaining a sufficiently differentiated experience to justify the brand’s lifestyle positioning.

With this project, Hyatt and Extell are exploring a model in which the hotel is no longer simply a place to stay, but one component of an integrated urban destination.
