Rosewood’s first standalone residential development in Southeast Asia

Announced on 28 October 2026, Rosewood Residences Bangkok marks another stage in Rosewood Hotel Group‘s international development in the branded residences market.

The project is being developed by SC Asset Corporation, a Thai property developer, through a strategic partnership with Tokyo Tatemono Thailand, the local subsidiary of Japanese real estate group Tokyo Tatemono.

The development therefore brings together three complementary areas of expertise: SC Asset’s knowledge of Bangkok’s high-end residential market, the Japanese group’s real estate experience and Rosewood’s expertise in luxury hospitality and residential services.

For Rosewood, this first standalone residential development in Southeast Asia confirms its intention to extend its activities beyond traditional hotel operations, particularly by targeting wealthy international buyers seeking prestigious real estate assets associated with the service standards of a luxury hospitality brand.

85 residences across 37 floors overlooking Lumphini Park

Located on Rama 4 Road, opposite Lumphini Park, one of Bangkok’s principal green spaces, the development will benefit from a central location that is particularly sought after in the Thai capital’s luxury property market.

The project will comprise 85 private residences across 37 floors, with the deliberately limited number of units intended to preserve its exclusivity.

Future owners will benefit from a dedicated residential team, personalised services associated with the Rosewood brand and access to its international residential community.

This approach follows an increasingly established model in high-end real estate: combining residential ownership with services inspired by luxury hospitality, while drawing on the reputation and standards of an international brand.

The announcement did not specify the completion timetable, residence sizes, sales prices or total investment amount.

Thailand’s branded residences market valued at US$6.4 billion

The announcement comes amid sustained development in Thailand’s branded residential real estate sector.

According to the Asia Branded Residences Market Review 2026 by C9 Hotelworks, cited by the project partners, Thailand’s branded residences market has an estimated value of THB 205.3 billion, equivalent to approximately US$6.4 billion.

This development reflects interest among investors and high-net-worth individuals in residential assets combining location, architectural quality, services and international brand recognition.

Bangkok benefits in particular from its position as a regional economic centre, its appeal to international buyers and the development of residential offerings targeting individuals with substantial wealth, including Ultra High Net Worth Individuals (UHNWIs).

For hotel groups, this segment also provides an additional development opportunity, allowing them to extend their presence in residential real estate independently of the creation of new hotel accommodation.

Sonia Cheng confirms Rosewood’s residential ambitions

For Sonia Cheng, Chief Executive Officer of Rosewood Hotel Group, the Bangkok development represents an important milestone in the expansion of the brand’s residential portfolio.

She highlights the appeal of the Thai capital, whose cultural identity and international profile align with Rosewood’s strategy of emphasising local character, personalised service and the creation of properties designed to retain their value across generations.

This direction forms part of a broader strategy to develop prestigious residential assets in major international cities and resort destinations alike.

SC Asset and Tokyo Tatemono combine their real estate expertise

For the developers, the project strengthens SC Asset’s positioning in Thailand’s ultra-luxury residential market.

The partnership with Tokyo Tatemono Thailand combines the Thai group’s local expertise with that of a Japanese real estate company whose history spans more than 130 years.

The collaboration with Rosewood is intended to add another dimension to the development by incorporating an international hospitality brand into its marketing and residential service offering.

Long-term asset value is central to the project’s positioning: the partners aim to develop a property for buyers who prioritise lasting value, privacy and quality of life.

LTH Analysis | Branded residences as a development opportunity for hotel groups

The announcement of Rosewood Residences Bangkok illustrates a structural evolution in the business models of luxury hotel groups.

Traditionally centred on hotel operations and accommodation-related revenue, their activities are increasingly extending into residential developments where the hospitality brand becomes a differentiating factor in real estate.

For developers, partnering with an established hotel operator can strengthen a project’s commercial appeal and support its pricing position. For hotel groups, branded residences create additional revenue opportunities, particularly through branding agreements and management or service provision, depending on the contractual arrangements adopted.

The Bangkok project has a distinctive characteristic: Rosewood is announcing a standalone residential development, rather than a residential component attached to a new hotel.

This decision demonstrates the growing ability of hospitality brands to establish a presence in prestigious residential real estate without necessarily operating a hotel on the same site.

However, the project’s commercial success will depend on several parameters that remain undisclosed: sales prices, sales absorption rates, service costs, contractual structure and completion timetable.
