A New Hotel at the Heart of the KAFD Ecosystem

King Abdullah Financial District Development and Management Company (KAFD DMC), which manages Riyadh’s business and lifestyle district, has announced the opening of Atheel. The hotel was developed by KAFD DMC and will be operated by Adeera Hospitality Company, with an entirely Saudi team.

The opening reflects the growing expertise of Saudi professionals in luxury hospitality and further cements KAFD’s position as a destination of choice for both business and leisure travellers to the capital.

A Diverse Dining Offering and a Signature Rooftop

Atheel KAFD comprises 214 rooms and suites alongside a varied dining offering. The hotel features a contemporary restaurant showcasing Saudi flavours from across the Kingdom, as well as Riya Maison, dedicated to French and Mediterranean cuisine.

Cloud 14, a rooftop lounge and pool, offers views over KAFD and the Riyadh skyline. The property also includes a ballroom, five meeting rooms and an integrated wellness and fitness centre.

A Vision Driven by John Pagano

John Pagano, Chief Executive Officer of KAFD DMC, said the Kingdom was developing its hotel offering at an unprecedented pace, with tourism expected to contribute more than 10% of national GDP by 2030. He noted that in such a fast-evolving market, the challenge was not simply to add rooms but to build with clear purpose, adding that Atheel would become an integral part of KAFD’s mixed-use ecosystem, where business, dining and neighbourhood life come together within a single connected district. He added that as KAFD continues to attract international businesses and visitors, hotels such as Atheel are essential to delivering a complete experience within the district. Operated by Saudi talent, he said, Atheel reflects the warmth of Saudi hospitality while meeting the needs of those who work, visit and gather at KAFD, and that as Riyadh consolidates its position as the region’s business capital, Atheel brings together the highest international hospitality standards with a distinctly Saudi spirit. Design by Foster + Partners and Strategic Connectivity

The design of Atheel KAFD was entrusted to Foster + Partners, while the interiors were created by Wilson Associates. The hotel benefits from direct access to the district’s offices, residences, retail and cultural spaces.

Atheel KAFD is also connected to KAFD Metro Station, providing a direct link to the rest of Riyadh as well as to King Khalid International Airport.

A Growing Hotel Portfolio at KAFD

The opening of Atheel brings the cumulative capacity of KAFD‘s operational hotel portfolio to more than 630 rooms, alongside W Riyadh – KAFD and Kimpton KAFD Riyadh. This development forms part of KAFD’s broader momentum as a 1.6 million sqm mixed-use district spanning 95 buildings designed by 25 international architecture firms, which today hosts more than 140 tenant companies, including 25 regional headquarters.
