RIU makes its first hotel acquisition in Barcelona

Spanish family-owned hotel group RIU Hotels & Resorts has taken another step in the development of its urban hotel division with the acquisition of the historic Princesa Sofía hotel, located in Barcelona’s Les Corts-Pedralbes district. The property is currently operated by Hyatt under the Grand Hyatt Barcelona brand.

The property was acquired from Blasson Property Investments and BNP Paribas Asset Management Alts. The transaction value has not been disclosed.

For RIU, the transaction holds particular significance: since launching its RIU Plaza brand in 2010, Barcelona has been among the group’s priority destinations, with the company seeking a suitable investment opportunity for more than a decade.

The acquisition therefore involves an existing hotel asset with substantial accommodation capacity, located in one of the city’s principal economic districts.

A 465-room hotel with a major convention centre

Located on Avenida Joan XXIII, close to Avenida Diagonal, Camp Nou and Barcelona’s financial district, the Princesa Sofía comprises 465 rooms across 19 floors.

The property also features one of the city’s largest convention centres, a facility that plays a significant role in its positioning within the corporate and MICE markets.

This combination of substantial accommodation capacity and event infrastructure corresponds to the model developed by RIU Plaza in major international cities.

RIU plans to assume management of the property from 1 April 2027, when it will become the 14th hotel in the RIU Plaza portfolio.

In its announcement, the group did not specify the amount of any investment potentially required to bring the property into line with its brand standards.

RIU Plaza strengthens its international network

Established in 2010, the RIU Plaza brand is the principal vehicle for RIU Hotels & Resorts’ expansion into urban hospitality.

It complements the group’s historic resort portfolio by targeting major international business and tourism destinations.

RIU Plaza already has a presence in cities including London, New York, Chicago and Madrid.

The addition of Barcelona therefore extends this network into a city combining international tourism, business travel, conferences and events.

For Luis Riu, CEO of RIU Hotels & Resorts, the acquisition fulfils a long-standing objective pursued by the group for more than ten years.

He draws a parallel between the group’s ambitions for Barcelona and those that underpinned the development of RIU Plaza in Madrid, which has become one of the brand’s most emblematic assets.

LTH Analysis | RIU prioritises ownership of a strategic asset

The significance of this transaction extends beyond the arrival of another hotel brand in the Barcelona market.

RIU is acquiring an existing hotel real estate asset rather than limiting its involvement to a management or franchise agreement.

This decision reflects a market-entry strategy based on securing control of a location and a large-capacity property in a major European city.

The choice of the Princesa Sofía offers several potential advantages: an existing building, an established location, substantial accommodation capacity and conference facilities capable of diversifying revenue streams.

The MICE component represents a particular point of differentiation for an urban hotel of this size.

The transaction also forms part of RIU’s geographical and commercial diversification, with the group historically associated with leisure hospitality and coastal destinations.

The key question now concerns how the property will be repositioned under the RIU Plaza brand.

The operational handover date of 1 April 2027 has been confirmed, but the group has not provided details of any planned works, renovation budget or the transition arrangements between the current operation and the future brand.

For hotel investors and owners, the acquisition nevertheless illustrates the continued interest of major hospitality groups in large-capacity urban assets when they align with a long-term market-entry strategy.

The acquisition of the Princesa Sofía is consistent with RIU’s previously demonstrated strategy of strengthening its control over hotel real estate. In 2021, as La Tribune de l’Hôtellerie reported when RIU acquired TUI’s stakes in 19 RIU-branded hotels, the group undertook a major transaction to reinforce its control over its assets.

This latest acquisition also comes amid a Spanish market witnessing the proliferation of hotel investment platforms, pursuing different strategies and targeting different segments.
