A transaction previously reported by LTH
In its international hospitality news round-up of 16 October 2026, La Tribune de l’Hôtellerie reported the acquisition of Holiday Inn Zürich Messe by FLE GmbH, an Austrian real estate company belonging to French investment group LFPI.
The property was acquired from a German institutional real estate fund administered by INTREAL, with JLL advising the seller.
Located in Zurich’s Oerlikon district, opposite the Messe Zürich exhibition centre and Hallenstadion, the four-star hotel comprises 164 rooms.
Additional details now provide an opportunity to examine the real estate structure of the investment, the property’s history and the role of this acquisition within FLE’s portfolio.
A hotel asset operated under a long-term lease
Completed in 2009, the hotel features a restaurant, bar, seven meeting rooms and a fitness centre.
The property is operated by Gorgeous Smiling Hotels GmbH, a German hotel operator active in several European countries, under a long-term lease.
The building also stands on land owned by the City of Zurich, under a building right (Baurecht).
This land tenure arrangement introduces specific considerations into the property’s valuation, particularly the remaining term of the building right, ground rent payments and renewal conditions.
An investment extending LFPI’s European strategy
The acquisition represents FLE’s first real estate investment in Switzerland. As at 31 December 2025, its portfolio comprised 48 assets valued at approximately €1.1 billion.
The transaction comes as LFPI continues to pursue hotel acquisitions in France and across Europe through various investment structures and operating arrangements.
LTH Analysis | A transaction that warrants scrutiny beyond the purchase price
The significance of this transaction lies in the combination of three characteristics: a hotel located in an events-driven district, an operator committed under a long-term lease and a property right relating to publicly owned land.
For FLE, the acquisition provides an entry into the Swiss market through an existing asset benefiting from an international hotel brand and an established hotel tenant.
However, the absence of disclosed information regarding the acquisition price, the remaining term of the building right and the lease terms makes it impossible to assess the investment yield.
The transaction illustrates the diversity of LFPI’s real estate investment strategies, ranging from ownership of directly or indirectly operated hotel assets to property investments secured by long-term leases.
