A jointly owned property investment
The two partners have acquired land from By & Havn at the corner of Sundkrogsgade and Helsinkigade. AKF and PensionDanmark will jointly own the property through a joint venture.
The development will cover approximately 15,450 sq m, divided between a hotel and a lower-rise building designed for extended stays. Bühlmann Hotels will operate the property. Emil Bodiu-Bentsen, of Copenhagen Hotel Partners, has confirmed that he advised PensionDanmark on the project.
A hotel designed to welcome local residents
The concept includes several facilities intended to be shared with the local community: a café, restaurant, coworking spaces, meeting rooms and wellness facilities. The objective is to create a destination attracting visitors beyond overnight guests.
Architecture practice Henning Larsen, winner of the architectural competition, is responsible for the design. Construction is expected to begin in the third quarter of 2027. The development is targeting DGNB Gold certification and compliance with Denmark’s low-emission class.
LTH Analysis
Combining hotel rooms with serviced apartments will enable the development to cater to different lengths of stay. Facilities open to the surrounding neighbourhood could also diversify revenue streams and uses.
For the investors, the challenge will be to reconcile this operational diversity with property investment returns. The investment amount and contractual arrangements between the owners and the operator have not been disclosed.
