BNW Developments, a UAE-based real estate developer, and Wyndham Hotels & Resorts have formalised the signing of Dolce Residences Ras Al Khaimah, a branded residential development on Al Marjan Island. The announcement, made on 3 August 2026 in Dubai, marks the global debut of the Dolce Residences brand within the Wyndham portfolio.

A world first for the Dolce Residences brand

The project comprises 93 premium residential units alongside five retail spaces, with handover scheduled for the fourth quarter of 2028. It is the very first development delivered under the Dolce Residences by Wyndham brand, which the American group positions as offering distinctive design, a strong sense of place, and carefully curated amenities and experiences.

The chosen location is no accident. Al Marjan Island has established itself in recent years as one of the UAE’s most sought-after lifestyle and investment destinations, driven in particular by the development of the Wynn Al Marjan Island integrated resort and the arrival of several international hotel brands, including W Hotels.

A boutique design geared towards wellbeing

Dolce Residences stands out through its deliberately boutique scale. The architectural design, described by the project’s backers as understated and timeless, favours refined simplicity over ostentation, with the building’s positioning conceived to maximise views and connection to the coastal landscape.

Residents will benefit from Wyndham privileges including a complimentary one-year Wyndham Rewards Platinum membership, as well as preferred rates across the group’s global network of around 8,400 hotels.

A second collaboration between BNW Developments and Wyndham

This signing marks the second partnership between BNW Developments and Wyndham Hotels & Resorts. Sheikh Saqr Bin Omar Al Qasimi, CEO of Marjan Development, welcomed the momentum: “The arrival of Dolce Residences by Wyndham on Al Marjan Island is a further signal of the confidence that global hotel brands are placing in Ras Al Khaimah. Branded residences, a growth driver in the Gulf

The branded residences segment is among the most dynamic in international real estate, a trend particularly pronounced in the Gulf. Buyers and investors there are seeking properties that combine everyday comfort with the management assurances of a recognised hotel brand, in a market where professionalised services and access to hospitality amenities are increasingly important differentiators.

For Wyndham, which claims a presence in around a hundred countries through a portfolio of 25 brands, this launch forms part of a broader push to strengthen its position in the lifestyle and upscale segment, historically less developed than its economy and midscale brands. BNW Developments, whose gross development value exceeds AED 32 billion (approximately €7.5 billion), is meanwhile pursuing a development strategy centred on high-net-worth investors and international financial institutions.
