🇪🇬 🏗️ Development | Egypt reports Africa’s largest hotel development pipeline

Ahead of Future Hospitality Summit Egypt, scheduled for 10–11 November at Sofitel Downtown Cairo Nile, organisers have highlighted a pipeline of 185 hotel projects representing 45,984 rooms in Egypt, accounting for 37.1% of Africa’s total reported pipeline. With announced year-on-year growth of 35.5%, these figures illustrate the country’s ambitions, but also the challenges associated with financing, infrastructure and the actual delivery of planned developments.

LTH Analysis

EXTENDAM’s figures point to favourable conditions for hotel operators: demand remains robust, average room rates are increasing and new hotel capacity is coming on stream more slowly. French RevPAR rose by 8.1%, while hotel investment volumes remained close to their 2025 levels.

However, the growing number of mid-sized transactions suggests a shift in acquisition strategies, with more targeted deals and fewer large-scale disposals.

Angers and Bordeaux highlight another reality: a hotel project may benefit from an attractive location without necessarily progressing quickly through the financing and opening stages.

Finally, the scale of Egypt’s development pipeline demonstrates considerable ambition. The real measure of this development will be the number of projects actually delivered and their ability to generate sustainable returns.
