Janu continues its development in the Middle East

On 29 October 2026, Aman Group unveiled Janu Al Marjan Island, a development combining luxury hospitality and residential real estate on the coast of Ras Al Khaimah in the United Arab Emirates.

Located approximately 70 kilometres from Dubai, the development will occupy a site on Al Marjan Island, immediately adjacent to the forthcoming Wynn Al Marjan Island resort.

It will represent the first beachfront interpretation of Janu’s hospitality and residential concept, a brand established by Aman in 2020.

Unlike Aman’s traditional positioning, historically associated with discretion and privacy, Janu places greater emphasis on social interaction, dining, wellness and shared experiences.

The project will be designed by international architectural practice SCDA Architects.

A 132-key hotel and 73 branded residences

The development will comprise a 132-key hotel and 73 branded residences.

The residential offering will range from 197 sq m one-bedroom apartments to five-bedroom penthouses measuring up to 1,761 sq m.

The scheme will also include five Marina Villas along the island’s eastern shoreline.

These villas will feature expansive terraces, private swimming pools and views over the Arabian Gulf.

Some will offer living spaces arranged across two levels, with architecture designed to create a seamless connection between indoor and outdoor areas.

This configuration combines two distinct real estate products: hotel accommodation intended for commercial operation and a residential portfolio marketed under the Janu brand.

The announcement does not specify the hotel’s management agreement structure or how investment will be allocated between the various partners.

Shared amenities and dedicated residential services

The development will offer several facilities reserved exclusively for residence owners and occupants.

These will include a private entrance, dedicated lobby, residents’ lounge and fitness centre.

Residents will also enjoy direct access to a 265-metre private beach, alongside berthing opportunities at Wynn Marina, designed to accommodate yachts of up to 85 metres.

The development will feature a 2,496 sq m Janu Spa and Wellness Centre, offering facilities dedicated to wellbeing and recovery.

Additional amenities will include cryotherapy facilities, a padel court, a 30-metre swimming pool and several fitness areas.

The dining and entertainment offering will comprise six venues, including Hu Jing, Janu’s signature Chinese restaurant, as well as a beach club.

The emphasis placed on these facilities reflects Janu’s ambition to create an environment combining hotel accommodation, private residences and lifestyle services.

Marjan and Wynn Resorts as development partners

The project is being jointly developed by Marjan and Wynn Resorts.

The groundbreaking ceremony took place in July 2026, marking the start of construction.

Marjan is involved in real estate and tourism development in Ras Al Khaimah, notably through Al Marjan Island, Marjan Beach and RAK Central.

The company is also a partner of Wynn Resorts in the development of Wynn Al Marjan Island, which is scheduled to open in 2027.

The proximity of the two developments is an important element of Janu Al Marjan Island’s positioning.

The forthcoming Wynn resort is expected to contribute to Ras Al Khaimah’s transformation into an international tourism destination, combining accommodation, leisure, dining and residential real estate.

No opening date for Janu Al Marjan Island was specified in the announcement dated 29 October 2026. The 2027 opening date mentioned in the document refers specifically to Wynn Al Marjan Island.

Following Tokyo, Janu accelerates its international development

The announcement follows the continued development of Janu, whose first property, Janu Tokyo, opened in March 2024.

The Japanese hotel has since been included in the World’s 50 Best Hotels ranking and awarded two Michelin Keys.

In 2026, the brand also announced Janu Residences, Dubai, its first residential development in this geographical market.

The group is also preparing further developments, notably in the Turks and Caicos Islands, Montenegro and Saudi Arabia.

This strategy is based on geographical diversification and the combination of hotel operations with branded residential real estate.

According to information released by Aman, the group has 36 hotels, resorts and branded residential developments across 21 destinations.

LTH Analysis | Branded residences at the heart of the development strategy

With Janu Al Marjan Island, Aman is pursuing a strategy that combines the development of its hotel brands with high-end residential real estate.

The project presents several characteristics of interest to investors and developers.

The first concerns the importance of the residential component within the scheme.

With 73 residences and five villas, Janu Al Marjan Island includes a substantial residential element alongside its 132 hotel keys.

Branded residences generally allow developers to combine the sale of privately owned real estate with the use of an established hospitality brand and access to selected services.

The second characteristic concerns the sharing of amenities.

Spa facilities, restaurants, leisure amenities, a private beach and sports facilities can help strengthen the appeal of both components of the development.

However, operating these facilities requires balancing the needs of hotel guests with those of permanent or occasional residents.

The third consideration is the destination environment.

Its location close to Wynn Al Marjan Island places Janu within an area expected to accommodate substantial tourism and residential development.

This concentration of projects could contribute to Ras Al Khaimah’s international visibility, but it also raises questions about the market’s ability to absorb additional hotel and residential capacity.

Finally, Janu’s positioning enables Aman to develop an offering complementary to that of its established brand.

Where Aman generally favours intimate hospitality experiences, Janu places greater emphasis on social spaces, dining and shared experiences.

Nevertheless, the precise business model underpinning Janu Al Marjan Island has yet to be documented.

Investment amounts, residential selling prices, contractual arrangements and operating performance projections have not been disclosed.

These factors will be decisive in assessing the respective contributions of hotel operations and residential development to the project’s overall financial viability.
