Capella establishes a presence at Dubai Peninsula
On 29 October 2026, Capella Hotel Group announced plans to enter the Dubai market with the scheduled opening of Capella Dubai in 2030.
The property will feature 115 keys, including several suites with private swimming pools. The accommodation offering will include a 600 sq m Capella Suite, designed with a residential feel.
The project is being developed by H&H, a Dubai-based property developer and asset manager, while architectural design has been entrusted to Denniston.
Capella Dubai forms part of the group’s international development strategy, building on its established presence in Asia-Pacific and its ongoing development in the Middle East and Europe.
Dubai Peninsula: an 85-hectare development combining hospitality and residences
Located on the Jumeirah waterfront, near the point where the Dubai Water Canal meets the sea, Dubai Peninsula is a 210-acre real estate development, equivalent to approximately 85 hectares.
Owned by Bright Start and developed by H&H, the project will bring together several international hotel brands, including Aman, Rosewood and Capella, alongside a collection of private residences.
The masterplan also includes a superyacht marina, retail outlets, restaurants, approximately one kilometre of private beach and more than 185,000 sq m of landscaped gardens.
The development is organised around a central park and pedestrian routes connecting the different components of the district.
This configuration illustrates the development of integrated destinations combining luxury hospitality, residential real estate and leisure facilities.
A hotel offering centred on dining and wellness
Capella Dubai will feature five dining and social venues, including a signature restaurant, a lounge and a rooftop restaurant and bar.
The rooftop will also accommodate a swimming pool measuring nearly 70 metres, together with cabanas.
At beach level, a family swimming pool and children’s club will complete the facilities.
The wellness offering will centre on Auriga Spa, Capella’s signature wellness concept, featuring treatment areas, a hammam, a hydrotherapy circuit, two dedicated biohacking facilities and fitness equipment.
For private and corporate events, the property will offer a function room, two meeting rooms, a VIP lounge in the style of a Majlis and an outdoor event space.
A new stage in Capella Hotel Group’s development
The property will also introduce the brand’s distinctive services, including its Capella Culturists, who are responsible for creating personalised experiences centred on local culture and heritage.
Roland Fasel, President of Capella Hotel Group, describes the project as another step in the brand’s development beyond Asia-Pacific.
For his part, Shahab Lutfi, Chairman of H&H, highlights the complementary relationship between Capella’s personalised approach and Dubai Peninsula’s residential and hospitality positioning.
The announcement does not disclose the investment amount or the terms of the hotel agreement between Capella and the developer.
LTH Analysis | Dubai Peninsula confirms the rise of multi-brand destinations
The announcement of Capella Dubai reflects a property development trend in which several luxury hotel brands coexist within a single destination.
For H&H, the planned presence of Capella alongside Aman and Rosewood enables the developer to differentiate its hospitality offerings while strengthening the appeal of the residential and commercial development.
For Capella, the project provides an entry into the Dubai market within an environment already structured around an affluent international clientele.
The challenge will therefore extend beyond the performance of a 115-key hotel: it will also concern the development’s ability to create a coherent destination combining accommodation, residences, dining and leisure.
The success of this strategy will depend in particular on the delivery timetable, the respective positioning of the brands and demand for this new luxury offering in the Dubai market.
