An agreement covering four properties and 266 accommodation units

On 30 October 2026, Hyatt Hotels Corporation announced the signing of several agreements with Saraca Hotels & Resorts, a hotel group founded by Mohammad Abdullah.

The partnership covers four properties in northern India, representing approximately 266 rooms, suites, villas and residences, based on the capacities announced.

Two existing hotels will join the Unscripted by Hyatt collection, while two new developments are planned in the Jim Corbett region.

The agreement will enable Hyatt to strengthen its presence in two destinations with complementary profiles: Lucknow, the capital of Uttar Pradesh, and the Jim Corbett National Park region in Uttarakhand.

Unscripted by Hyatt makes its debut in India

One of the main strategic aspects of the agreement is the introduction of Unscripted by Hyatt to the Indian market.

Part of the group’s Essentials portfolio, the brand is designed for independent hotels seeking to retain their identity while benefiting from Hyatt’s commercial tools, distribution network and World of Hyatt loyalty programme.

Two Saraca properties will join the collection.

Saraca Hotel Lucknow: 41 rooms

Located on Mall Avenue in the heart of Lucknow, Saraca Hotel Lucknow has 41 rooms.

The property highlights the city’s cultural and culinary heritage through its architecture, dining offering and hospitality positioning.

Saraca Resort & Spa Corbett: 44 rooms and suites

Situated near the Corbett Tiger Reserve, Saraca Resort & Spa Corbett occupies approximately nine acres, equivalent to 3.6 hectares.

It features 44 rooms and suites, wellness facilities, several dining venues and activities centred on exploring the natural surroundings.

Its integration into Unscripted by Hyatt will allow the group to add a nature-focused property to its Indian portfolio.

Two new developments near Jim Corbett National Park

The partnership also provides for the development of two additional properties.

A Destination by Hyatt resort is planned on a site covering approximately 20 acres, or 8.1 hectares.

The development will comprise approximately 111 accommodation units, including villas, suites and residences.

It will offer several dining venues, wellness facilities, leisure activities and event spaces.

The second project, Hyatt Place Jim Corbett Mohaan, will feature 70 rooms.

The property will include dining facilities, meeting rooms, a fitness centre and leisure amenities.

It will target a mixed clientele of leisure and business travellers visiting the region.

Opening dates and investment amounts for these two new developments have not been disclosed.

According to Vikas Chawla, President India & Southwest Asia at Hyatt, India remains one of the group’s principal development markets internationally.

He highlights growing interest in destinations offering a strong cultural identity and experiences connected to their surroundings.

The partnership with Saraca Hotels & Resorts reflects this approach, combining urban hotels with resort developments in natural destinations.

For his part, Mohammad Abdullah, founder of Saraca Hotels & Resorts, describes the agreement as an opportunity to broaden the visibility of his properties while preserving their identity.

LTH Analysis | Flexible brand collections accelerate the integration of independent hotels

Beyond the four properties announced, the agreement illustrates a strategic direction in international hotel development: the integration of independent hotels into brands whose standards allow them to preserve their local identity.

With Unscripted by Hyatt, the group can expand its presence in new markets without necessarily requiring a complete transformation of the properties concerned.

For independent owners and operators, this approach offers several potential advantages: access to international distribution, integration into a loyalty programme and the preservation of a differentiated market positioning.

The agreement with Saraca therefore combines two development drivers.

The first involves integrating existing assets, potentially enabling faster market entry.

The second concerns the creation of new hotel capacity, with two developments positioned in distinct market segments.

This combination allows Hyatt to broaden its offering in the Jim Corbett region, from select-service accommodation to experiential resorts.

For investors, the transaction also highlights the appeal of India’s secondary destinations, where hotel development can benefit from growth in domestic travel and the commercial potential of natural and cultural heritage.

Hyatt’s ability to combine international brands with local operators is the principal driver of its development strategy in this instance.

The detailed financial and contractual terms of the agreements have not been disclosed.
