EDITION makes its African debut
On 27 October 2026, Marriott International announced the opening of The Cape Town EDITION, the first African property under its luxury lifestyle brand, EDITION Hotels.
Located at Quay 7 on the V&A Waterfront, the hotel occupies a position within Cape Town’s historic harbour, overlooking Table Mountain and close to the new superyacht marina.
The opening brings Cape Town into EDITION’s international network, which already includes destinations such as London, New York, Tokyo, Rome, Dubai and Lake Como.
For the brand, South Africa represents a new geographical milestone in a destination combining international tourism, cultural activity and real estate appeal.
George Fleck, Senior Vice President and Global Brand Leader of EDITION, emphasises Cape Town’s importance within the brand’s development strategy, particularly because of its cultural, gastronomic and creative environment.
A 142-room hotel designed by Neri&Hu
Designed by architecture and design practice Neri&Hu, working alongside local professionals, The Cape Town EDITION draws on several characteristics of the surrounding industrial and maritime architecture.
The building is distinguished by its pitched roofs, horizontal lines and façades constructed using more than six million hand-laid bricks.
One of its principal architectural features is The Drum, a cylindrical space extending through the property, with a spiral staircase leading to an outdoor observation platform accessible to the public.
The hotel offers 142 guestrooms and suites, with interiors emphasising a residential aesthetic and natural materials.
Among its principal accommodation categories are a 240 sq m Penthouse and a 112 sq m Harbour Suite, offering views of the harbour and surrounding landscape.
The project also incorporates a selection of African artworks and objects, notably through collaborations with Design Network Africa and the Southern Guild gallery.
A dining offering designed to attract local guests
The property has developed a food and beverage offering built around several distinct concepts.
Executive Chef Phil Carmichael, whose previous experience includes Berners Tavern at The London EDITION, oversees the kitchens alongside George Hunter, a South African partner specialising in beverages.
The restaurant Shale showcases South African producers, seafood, livestock farming and vineyards.
On the rooftop, EAVE combines dining, a bar, a terrace and a heated swimming pool, with an evening music programme.
The offering is complemented by a Lobby Bar, a Punch Room specialising in cocktails designed for sharing, and a Pool Terrace.
This range of venues reflects a defining characteristic of the EDITION model: positioning restaurants, bars and social spaces as destinations in their own right, attracting guests beyond those staying at the hotel.
Spa, events and connections with the Waterfront
The Cape Town EDITION also features a spa with five treatment rooms and a couples’ suite, alongside a sauna, steam room and recovery facilities.
A 24-hour fitness centre and wellness activities complete the offering.
For meetings and events, the property provides a flexible venue accommodating up to 200 guests, a boardroom, two additional meeting rooms and a terrace available for private hire.
The hotel is led by Leonie Andereya, General Manager, who emphasises the ambition to welcome both Cape Town residents and international travellers.
The V&A Waterfront continues its hotel and urban development
The opening forms part of the ongoing transformation of the V&A Waterfront, one of Cape Town’s principal tourism, commercial and cultural destinations.
For Graham Wood, Chief Executive Officer of the V&A Waterfront, EDITION’s arrival contributes to the development of the Quay 7 area and the evolution of the Granger Bay district.
Beyond accommodation, the project aims to strengthen connections between the hotel, the harbour and public spaces through its restaurants, social venues and facilities accessible to external visitors.
However, the announcement does not disclose the investment amount, the identity of the property owner or the nature of the agreement linking Marriott International to the project.
LTH Analysis | Luxury lifestyle hospitality as a component of urban development
EDITION’s arrival in Cape Town illustrates the continued geographical expansion of luxury lifestyle hotel brands, with particular attention paid to the identity of each destination.
The property’s positioning extends beyond accommodation alone. Its gastronomic, cultural and events programming enables it to target multiple revenue streams and different customer segments.
The emphasis placed on public-facing spaces and urban integration is also a defining feature of the development.
For Marriott International, EDITION’s first African property strengthens the presence of its luxury portfolio in an established international destination while offering a hotel product closely connected to its local environment.
From a real estate and operational perspective, the challenge will be to translate this diversity of uses into consistent footfall, food and beverage performance, and appeal among both international and local guests.
As the investment figures and contractual structure have not been published, it is not currently possible to assess the financial parameters of the transaction.
