Ilanga Capital, the private equity fund chaired by Pelayo Cortina Koplowitz, and Real Estate at Goldman Sachs Alternatives, the bank’s dedicated alternative investments division, have announced the signing of a €145 million senior financing facility for the construction of Oakmond, a wellness and longevity resort under development in Marbella.
A €145 million senior financing facility to accelerate construction
With this agreement, the Oakmond project enters its main development phase, backed by an asset and capital base exceeding €400 million. This figure includes Ilanga Capital’s investment, the senior financing provided by Real Estate at Goldman Sachs Alternatives, and the value of the distinctive real estate assets already integrated into the platform.
The project’s execution budget is estimated at approximately €260 million, of which €145 million is financed as a loan by Goldman Sachs Alternatives’ real estate division, with the balance provided as equity by Ilanga Capital. This financial strength is intended to support completion of the works, brand consolidation, the rollout of clinical operations and the launch of new longevity research lines.
The transformation of the historic Incosol site
Oakmond is being built on the site of the former Incosol hotel in Marbella. The design, planning and permitting phases were completed in 2025; the construction phase begins in autumn 2026, with an estimated build time of 36 months and opening scheduled for the third quarter of 2029.
The complex sits on a plot of more than 53,000 sqm, adjacent to the future Four Seasons development. Once complete, it will offer a top-tier 140-key property, 28 private residences, extensive spaces dedicated to physical activity, and a refined dining offering.
The Costa del Sol, a European hub for luxury and longevity
The Oakmond project, alongside the future Four Seasons development and that of Finca Cortesín, is helping establish the Costa del Sol as a key European hub for luxury tourism and investment in distinctive real estate assets. The destination already welcomed the opening last year of ME Marbella, Meliá’s new lifestyle flagship on the Andalusian coast.
Oakmond’s longevity positioning also fits within a broader trend in the hospitality sector, where several groups are developing offerings dedicated to health and wellness, such as Fernando Alonso’s partnership with SHA or Novotel’s Longevity Everyday programme.
An integrated medical model geared towards health performance
The platform aims to create a new category in which medicine is the core product, with hospitality creating an environment conducive to deeper diagnostics, better treatment adherence, sustained engagement and improved patient outcomes.
On the medical side, Oakmond aims to become a next-generation platform in preventive medicine, clinical wellness and longevity. The project is designed as a vertically integrated precision health ecosystem, combining luxury hospitality, comprehensive medical diagnostics, personalised interventions, continuous health monitoring and data-driven clinical intelligence, to track patients’ health over the long term.
